Key Responsibilities And Duties
Nuveen Green Capital (NGC) is a rapidly growing company focused on changing how commercial real estate buildings produce and use energy. We finance commercial real estate projects—new construction, substantial rehabs, and retrofits—with C-PACE financing.
The Associate Director, CPACE Transaction Management supports loan origination, transaction management, and underwriting, advancing complex commercial projects through completion and providing strategic input and growth opportunities.
Underwriting- Preparing term sheets for early‑stage deals and assisting with presentation materials.
- Managing deal structuring negotiations, guiding borrowers and senior lenders on how PACE can add value to capital stacks.
- Leveraging third‑party market research (e.g., CoStar) to support underwriting assumptions.
- Identifying transaction risks and tracking exceptions to underwriting criteria.
- Drafting and presenting credit memos for approval and working with the credit team to resolve underwriting concerns.
- Completing loan files accurately and thoroughly.
- Leading a diverse pipeline of C-PACE projects, triaging and prioritizing next steps.
- Communicating internally with originations, credit, legal, and asset management teams and externally with clients and partners to meet milestones and closing.
- Coordinating with mortgage holders to gain consent for C-PACE financing where applicable.
- Supporting relationships with developers, brokers, mortgage lenders and other stakeholders.
- Preparing client meetings, including background material and presentations; increasing market awareness.
- Ensuring a positive customer experience and supporting Nuveen Green Capital’s mission.
- Coaching and reviewing junior professionals to ensure high‑quality, timely project completion.
University degree preferred.
Work Experience3+ years required; 5+ years preferred.

Required Qualifications- Minimum 3+ years of commercial real estate construction underwriting experience.
- 5+ years of commercial real estate construction underwriting experience.
- Masters/MBA related to CRE.
- Demonstrated interest in sustainability and/or clean energy deployment.
- Experience with financial structuring of commercial real estate construction/development projects.
- Accountability, adaptability, clean energy acumen, collaboration, commercial mindset, consultative communication, continuous improvement mindset, executive presence, prioritizes effectively, stakeholder engagement.
