Job Title: Apartment Maintenance Technician
Reports To: Assistant Director of Facilities
Location: Palmer College of Chiropractic, Davenport, IA
Compensation: $23.00-$24.00 per hour with comprehensive benefits package
FLSA Status: Non-Exempt
Company: Capstone On-Campus Management (COCM), headquartered in Birmingham, Alabama, specializing in student housing management.
Summary: Under the direct supervision of the Assistant Director of Facilities, the Apartment Maintenance Technician assists with all aspects of facility maintenance, renovation, and repair. The position is on‑call 24/7 for maintenance rotation for weekends and after‑hour emergencies.
Essential Duties and Responsibilities- Respond to all maintenance requests/calls within a reasonable timeframe.
- Identify facility deficiencies and recommend remedies.
- Participate in the after‑hours on‑call response rotation; respond within 30 minutes of the initial call.
- Work mandatory overtime as needed.
- Provide escorts to contractors on‑site.
- Assist with appliance replacements.
- Perform inspections when units are vacated.
- Conduct daily general inspections of assigned building(s) and report findings to the Maintenance Tech Lead.
- Carry out preventative maintenance assignments on time.
- Submit requests for proper material/supplies to complete repairs.
- Consult with Assistant Director of Facilities daily on progress and impending issues.
- Display knowledge, skills, and quality workmanship at all times.
- Operate site vehicles as needed to transport tools, equipment, or materials and to perform maintenance duties across campus facilities safely.
- Other duties as assigned.
- High school diploma or GED required.
- 1‑2 years of general maintenance experience.
- Proficient with hand tools, power tools, and basic maintenance equipment.
- Strong troubleshooting and diagnostic abilities.
- Effective verbal communication skills.
- Strong customer service orientation.
- Ability to lift up to 50 lbs and navigate stairs and ladders.
- Excellent attention to detail, time management, and organizational skills.
- Ability to prioritize and manage multiple tasks in a dynamic environment.
Monday‑Friday 8:00 am‑4:30 pm and serving on a 24‑hour maintenance on‑call duty rotation.
Work Environment & Physical DemandsThe work environment is mid‑to‑high paced with moderate noise level. Responsibilities include standing, walking, handling, reaching, climbing, stooping, kneeling, crouching, and occasional lifting up to 50 lbs.
