Make Ready– Essential Duties & Responsibilities
- Assist in carrying out maintenance processes for the property, including corrective, preventative, routine, emergency, and cosmetic maintenance.
- Ensure make-ready units meet property standards before new residents move in; repair or replace fixtures, paint, install appliances, and check plumbing and electrical systems as needed.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Assist with scheduling and performing maintenance/repair-related turn events.
- Assist in daily exterior cleanup of the community (grounds, buildings, breezeways, and all common areas).
- Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
- Inspect grounds, buildings, and other community features daily to identify and address hazardous conditions.
- Maintain a preventative maintenance program to extend the life of the community and minimize future repairs.
- Understand and follow Asset key policy; maintain a well-organized, stocked maintenance shop in alignment with safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program and promoting safe work practices.
- Participate in unit inspections as requested.
- Assist with monitoring inventory of equipment and supplies as requested.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.
- Support general upkeep, maintenance, and cleaning of offices, common areas, and model unit(s).
- Report observed violations of community rules to the Maintenance Supervisor and/or Community Manager.
- Utilize property resources, equipment, and supplies efficiently.
- Perform additional tasks requested by the Maintenance Supervisor and Community Manager.
- Maintain excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce community policies as delegated by the immediate supervisor.
- High School Diploma or Equivalent.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement to accomplish tasks, including climbing ladders, stairs, and moving across various environments; able to lift 100+ lbs; work in varied weather conditions and hazardous environments.
- Occasionally remain stationary for extended periods.
- Must have reliable transportation due to on-call requirement.
Salary Range
: $20 per hour
