Leasing Community Intern (Temporary, Non-Exempt)
COMPENSATION
:
Pursuant to CA regulations, the salary range is $16.50 - $18.50 plus bonus potential.
As a Leasing Community Intern, you must deliver high‑quality customer service and dedication to our residents. You must work well as part of a team and strive for 100% occupancy through retention of existing residents, leasing current vacancies, and pre‑leasing future availability.
Responsibilities- Be an ambassador for customer service by consistently exceeding expectations to ensure satisfaction.
- Perform administrative front‑desk tasks and duties.
- Participate in Cardinal Way of Leasing (CWoL) training as required.
- Apply the Cardinal Way of Leasing by:
- Greet prospective clients warmly.
- Answer incoming leasing calls.
- Determine residents’ needs and preferences.
- Professionally present the community and apartment homes.
- Utilize feature/benefit selling.
- Close the sale.
- Follow up.
- Complete all lease applications and file paperwork.
- Pass third‑party leasing shops and become Cardinal Way of Leasing certified.
- Maintain accurate lease‑file documentation per company policy and participate in lease‑file audits as assigned by the Community Manager.
- Maintain cleanliness of the tour path to ensure a positive first impression.
- Demonstrate a positive, professional attitude with team members, residents, prospective residents, and vendors.
- Assist with planning community events and other projects assigned by the Community Manager.
- Participate in Cardinal U training as required.
- Attend to “on‑call” responsibilities (lock‑outs, nightly rounds, etc.).
- Work evenings and weekends as needed.
- High school diploma or equivalent.
- Enrolled in a degree program at an accredited college or university, with at least 6 credit hours.
- Have completed a minimum of one year of enrollment at that institution.
- Maintain a cumulative GPA of at least 2.5; GPA will be verified annually. Failure to maintain may result in probation, suspension, or release.
- Be a current or future leaseholder of the community.
- Live on a designated community floor per management guidelines.
- Able to lift up to 40 lbs.
- Hold a valid driver’s license.
- Available to work approximately 20 hours per week, including evenings and weekends.

The work environment involves both indoor and outdoor settings, often under varying weather conditions. Reasonable accommodations may be made for individuals with disabilities.
Physical DemandsResponsibilities include frequent use of hands, standing, walking, and the ability to lift and maneuver up to 40 lbs. Work may be performed in all weather conditions.
Rare local travel may be required to assist other properties or attend training.
