Pratum Companies is seeking a Porter/Groundsman to maintain grounds, assist with make-ready and maintenance tasks, and support property operations.

• Keeping the premises of the office, building, and grounds in clean and orderly condition
• Assist with cleaning, turning and painting vacant apartments
• Light landscaping and cleaning of common areas
• Assist in preparing market-ready units, including removing trash from vacant apartments (trash outs) prior to make-ready
• Transport trash and waste to disposal area
• Demonstrate professionalism and integrity while representing Edgewood Management
• Change locks and make keys when directed
• Remove trash from office areas and apartment community perimeter daily
• Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks
• Assist maintenance team with snow removal (if applicable)
• Report maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas

• Check and replace exterior lighting on a regular basis
• If certified for pool maintenance, clean and maintain pool as directed
• Maintain awareness of proper safety precautions at all times
• Observe property conditions and report or initiate action to correct unsafe conditions
• Be aware of utility meter cut-offs, apartment and fixture cut-offs, and sewer clean outs
• Ensure storage areas remain locked when not in use
• Operate a pressure washer to maintain curb appeal; keep grounds neat and free of litter
• Maintain good relations with residents and professional appearance and hygiene

• Meticulous upkeep of grounds, amenities, dumpster area, building exteriors, leasing office, parking lots, and other community buildings
• Frequent property walks to remove litter, debris, and pet droppings
• Keep areas neat and free of litter, including pool, laundry, mail rooms, dumpster areas, recreation areas, walkways, and parking areas
• Perform trash-out duties at vacated apartments daily and manage debris transfer to dumpster or storage areas
• Detail property regularly; clean and rake shrub areas; use appropriate tools to maintain sidewalks
• Repair and replace windows, screens, and doors as needed
• Perform routine maintenance as requested by Property Manager or Maintenance Supervisor
• Assist with various physical tasks and make-ready duties as directed
• Help clean and maintain storage areas; perform interior and exterior painting duties as requested

• Previous grounds keeping experience preferred
• Ability to work occasional evenings and weekends preferred
• Basic painting skills required
• Customer service oriented

Light/heavy lifting, carrying materials, operating equipment, and working in all types of weather. Occasional exposure to chemicals. Must be able to walk the property frequently.

• High School diploma or equivalent
• One to three years of experience as a groundskeeper
• Knowledge of horticultural practices and use of tools and equipment
• Ability to operate motor vehicles related to grounds maintenance (as appropriate)

• Part-time, non-exempt role with anticipated hourly pay rate of $13.46 per hour for a new employee (depends on experience, qualifications, and other factors)
• Part-time positions may not be eligible for full benefits but may qualify for certain limited benefits
