Job Summary

Under general supervision, the primary focus involves HVAC duties, including maintenance, repair, and troubleshooting of HVAC systems in university‑owned or leased buildings. The role utilizes the building automation system, leads teams on projects, and handles inspections, preventative maintenance, and general upkeep.

Minimum Qualifications
  • High school diploma/vocational school or equivalent. Five years full‑time experience in building maintenance.
  • Certificate from an advanced one‑year technical/vocational air conditioning and heating program and two years full‑time experience in skilled commercial/industrial HVAC; OR high school diploma or equivalent with three years full‑time experience in skilled commercial/industrial HVAC.
  • Familiar with maintenance, electrical, plumbing, carpentry, or HVAC practices and procedures; knowledge of standard practices, materials and tools and occupational hazards.
  • Ability to calculate basic math (fractions, decimals, percentages) and read, write, comprehend common vocabulary. May be required to read blueprints, layouts and related documentation.
  • Pre‑employment physical examination required before appointment; annual physical exam may be required.
  • Valid U.S. driver’s license for at least one year.
Essential Functions (80% Specialized; 20% Generalist)

Specialized (80%)

  • Installs, maintains and operates HVAC components (compressors, condensers, heat pumps, fans, pumps, ducts, HVAC controls, etc.).
  • Troubleshoots and repairs mechanical problems to maximize system efficiency.
  • Reviews scope of repairs after testing and completes necessary repairs or replacements.
  • Performs preventive maintenance on system components to detect anomalies.
  • Performs periodic inspections to assure safety and proper assembly.
  • Initiates corrective action when discrepancies are discovered, complying with technical procedures and codes.
  • Checks, adjusts and maintains heating coils in air handling systems and related piping.

Generalist (20%)

  • Repairs, installs and maintains various building systems and equipment (electrical, roofing, plumbing, furniture, office equipment).
  • Manages inventory, moves furniture, operates machinery for loading/unloading, ensures equipment and supplies maintenance.
  • Assists with minor construction projects, HVAC repairs, and daily inspections.
  • Plans, designs, estimates projects, coordinates with other workers.
  • Trains and instructs maintenance staff; orders and maintains supplies.
  • Communicates effectively, works independently, builds good working relationships.
  • Uses technology (iPads) for reporting and accessing schematics.
Working Conditions
  • Walking, stooping, climbing, pushing, pulling, lifting up to 65 lb, high climbing, bending, awkward positions, heavy lifting.
  • Exposure to toxic gases, chemicals, high‑pressure gases, fumes, insulation, dust, asbestos, and electrical shock.
  • May require overtime, shift work, weekend or holiday work.
  • Must wear protective clothing and/or respiratory equipment when warranted.
  • Forklift, aerial lift, scissor lift, boom lift, rough terrain forklift certification required; OSHA 30‑hour certificate/license required;
    Universal Certification in Refrigerant Transition and Recovery required within 180 days.
