- Perform daily tasks essential to leasing an apartment home, which includes:
- Prepare the property for business by completing Morning Merchandising, walking the property, making adjustments or reporting items that need attention, and ensuring apartments, clubhouse, common areas, and amenities are clean and welcoming.
- Respond timely to prospective resident inquiries.
- Encourage prospective residents to schedule tour appointments, showcase floor plans and amenities, and share community features.
- Determine the needs of prospective residents and explain how the community can fulfill them.
- Explain the value of available lease options such as bundle packages and encourage enrollment.
- Discuss application qualifications, move‑in cost, current promotions and specials, and monthly rental amount based upon desired optional features.
- Create urgency and make every effort to secure an application from each interested prospective resident.
- Initiate timely follow‑up with prospective residents who do not immediately apply.
- Maintain thorough product knowledge of your community and surrounding communities.
- Regularly shop competing communities to be prepared when prospective residents cite them for comparison.
- Represent the organization to residents, prospective residents, and the community, practicing exceptional customer service and resolving concerns with courtesy, urgency, quality, and service consistency.
- Initiate outreach marketing to local businesses and foster effective business relationships.
- Support the Café Application and Recertification teams by ensuring prospective residents and residents submit requested documents and information to the corresponding Café specialist, notifying future residents of approval, collecting deposit balances and assigning units or unit types.
- Inspect apartment homes prior to resident move‑in to ensure adherence to Concord standards and report any items that need attention.
- Ensure proper execution of leases and related documents by working with the Centralized Analytics Team and the new or renewing resident, collecting necessary information, documents, and monies.
- Encourage residents to renew; for those moving out, ensure documentation is received and uploaded, schedule inspections and treatments in accordance with company policies, communicate related information (final rental payment, possible fines or fees, and move‑out procedures).
- Address resident‑related damages and policy violations, ensuring proper communication and collection of applicable fines and damage fees.
- Assist in implementing and executing resident activities, including after‑school programs, retention events, training programs, and required resident service functions.
- Complete required inspections and other administrative work for the community as directed.
- Work schedule may include evenings, weekends, and non‑scheduled support to address issues requiring immediate attention.
- High School Diploma or equivalent; general knowledge of business.
- Strong customer service, verbal and written communication skills.
- Demonstrated customer service or sales experience.
- Property management leasing experience preferred.
- Demonstrated problem resolution work experience.
- Ability to speak, read, and write English for safety and productivity reasons.
Pay for this position is commensurate with the experience of the candidate.
