DISTINGUISHING FEATURES OF WORK
CLASS SUMMARYThis position is responsible for the maintenance and repair of a wide range of building components.
Duties And Responsibilities Typical Class Essential Duties- Inspects buildings to determine repair needs, identify safety hazards, and perform related tasks;
- Inspects vacant rental properties and performs preventative maintenance tasks as needed;
- Shows units to prospective residents; performs checks to verify health and well-being of residents.
- Performs various property repairs, including: snaking drains; replacing faucets; rebuilding toilets;
- Replacing light switches; performing standard repairs of electrical and heating and cooling systems; and performing related tasks.
- Performs general office tasks, including: scanning documents; maintaining records; and ordering supplies.
- Performs snow removal, cleanup, and related maintenance tasks as needed.
- Demonstrates regular and predictable attendance, including attendance at required meetings.
Responds to on-call emergencies as required.

Very Heavy Work:
Exerting in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects.
Incumbents may be subjected to mechanical parts, fumes, gases, chemicals, extreme temperatures, inadequate lighting, work space restricts movement, and intense noise.
Experience And Training/Licensing Requirements EXPERIENCE AND TRAININGHigh School Diploma or equivalent (G.E.D.) and 2 years of related experience; or, two years as a Facility Maintenance Worker; or, all required certification(s); or, an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above.
Licensing RequirementsValid State of Michigan Driver's License
