Job Overview

Benise-Dowling & Associates, Inc. is seeking a driven and detail‑oriented Project Manager to oversee commercial and industrial painting projects from estimate through completion. This role is responsible for the overall success of each assigned project, ensuring quality, safety, profitability, and customer satisfaction. You’ll manage everything from short‑duration jobs to large, multi‑year projects while working closely with clients, field leadership, and internal support teams.

Key Responsibilities
  • Manage multiple commercial painting projects simultaneously from estimate to closeout
  • Prepare and review detailed proposals, job schedules, budgets, job starts, and material orders
  • Ensure estimates accurately reflect labor rates, material costs, travel, rigging, and job conditions
  • Lead project kickoff meetings and communicate job scope clearly to operations and field teams
  • Conduct jobsite walkthroughs and inspections to track progress, quality, and safety compliance
  • Maintain daily communication with clients, supervisors, foremen, vendors, and leadership
  • Manage all change orders, including pricing, documentation, and client approval
  • Track job costs, gross profit margins, and project performance
  • Submit accurate invoices, approve subcontractor invoices, and review payroll hours
  • Promote OSHA compliance and company safety policies across all job sites
  • Act as the primary liaison between clients and internal project teams
  • Build and maintain long‑term client relationships that generate repeat business
  • Participate in job meetings, training sessions, and company initiatives as required
  • Support business development efforts through client engagement, trade organizations, and industry events
  • Travel to project sites as required based on customer needs
Qualifications
  • Associate’s degree or greater preferred with 3+ years of project management or estimating experience, OR equivalent industry experience in commercial construction or painting
  • Experience managing projects of similar size and complexity
  • Strong leadership, organizational, and decision‑making skills
  • Ability to read and interpret blueprints, specifications, and project documents
  • Excellent communication and customer service skills
  • Strong math, estimating, and cost‑control abilities
  • Proficiency in Microsoft Office (Excel, Word, PowerPoint, One Note)
  • Experience with Viewpoint or On‑Screen Takeoff software is a plus
  • Valid driver’s license with a clean driving record
  • Ability to manage multiple deadlines in a fast‑paced environment
  • Commitment to safety, quality, and ethical business practices
  • A background check will be completed as part of the onboarding process, in compliance with applicable laws
