Position: Maintenance Technician / Decatur GA

Property Maintenance Technician Level II or III

Shifts:

9am-3pm Monday-Friday (30 hours per week)

Job Duties
  • Perform a variety of duties including equipment installation, troubleshooting, repairs, and preventative maintenance to ensure properties and grounds meet company standards and applicable laws.
  • Schedule, prioritize, and ensure timely completion (within 48 hours) of all work orders.
  • Complete basic repairs related to HVAC, electrical work, carpentry, fixtures, plumbing, appliances, and windows.
  • Assist in prioritizing work orders and monitoring maintenance of buildings and equipment.
  • Perform all site-level preventative maintenance inspections and duties assigned.
  • Prepare vacant units as assigned.
  • Work collaboratively with vendor teams on identified maintenance projects.
  • Maintain an adequate inventory of hand tools, parts, and supplies to keep a complete workshop area.
  • Maintain a positive, respectful, and professional manner with all residents, vendors, fellow employees, and the public.
  • Provide on-call emergency maintenance services as scheduled.
  • Assist in training and mentoring new maintenance technicians.
  • Attend relevant training courses and keep all required certifications current.
  • Comply with all company and customer safety program requirements and promote safety in the workplace.
Requirements
  • Be able to work in a physically demanding environment: frequent kneeling, lifting, pushing, pulling, bending, and moving throughout the day.
  • Regularly lift more than 20 lbs.; occasionally lift up to 80 lbs. with assistance.
  • May encounter heights, ladders, uneven surfaces, stairs, confined spaces, dust, gas fumes, and noise.
  • Expose to external weather conditions and drafts.
  • Handle supplies and tools with sharp edges.
  • Navigate property/building quickly, including stairs and hallways.
  • High school graduate or equivalent.
  • 2‑year technical degree or equivalent work experience.
  • Four years of multi‑family or commercial building maintenance or equivalent experience.
  • Intermediate computer skills: email, internet‑based time entry, Microsoft Office (Excel).
  • All boiler license levels accepted and preferred.
  • Additional certifications preferred.
  • Provide own hand tools: hammer, screwdriver (Phillips & slotted), crescent wrench, channel lock pliers, pipe wrench, allen wrench, utility knife, flashlight, hacksaw, nut drive set, ¼” socket set, star bits, wire stripper, torpedo level, inspection mirror, cordless drill, tape measure, GFI tester, handheld infrared/laser thermometer, basic multimeter.
  • Effective written and oral communication.
  • Good interpersonal skills.
  • Valid driver’s license and reliable transportation.
  • Use tact, diplomacy, and courtesy when interacting with co‑workers and the public.
  • Decision‑making, problem‑solving, and time‑management skills.
  • Handle multiple projects simultaneously with self‑direction.
  • Collaborate in a team environment.
  • Work on call; weekends as scheduled; available for overtime as needed.
