Position Summary
The Maintenance Technician is responsible for maintaining the physical integrity of his or her assigned asset, under the direction of management. The role requires working knowledge of all aspects of maintenance repair and service, including troubleshooting problems and providing superior customer service. The technician will work with one of our top property management teams to deliver exceptional service to all residents.
Responsibilities- Prioritize and complete incoming work orders in a timely manner.
- Decide whether to repair or replace damaged property, estimating completion time and materials needed.
- Ensure all maintenance service requests are completed on a daily basis.
- Collaborate with the property management team to maintain necessary inventory of equipment, materials, supplies, and services.
- Complete the make‑ready process for vacant apartments or homes per the Make Ready Checklist and supervisor instruction.
- Ensure all repairs comply with the Uniform Physical Conditions Standards (UPCS).
- Monitor work performed by outside contractors.
- Update management promptly with work details and assist in maintaining accurate files, records, and reports on maintenance operations.
- Follow all directives from the maintenance supervisor or company management, including trash pickup, curb cleaning, landscape maintenance, trash‑outs, and cleaning work.
- Ensure compliance with local, state, and federal regulations, including lead‑based paint and asbestos abatement.
- Assess and repair items in difficult or confined areas such as crawl spaces, basements, and attics.
- Document and log resident complaints and owner damage claims, advising parties of results.
- Follow established safety and security procedures and standards.
- Respond to after‑hours and weekend emergency calls per company policy and procedures.
- Adhere consistently to company standards regarding ethical and responsible use, care, and safeguarding of company materials, supplies, resources, and other assets.
- Perform other duties as required, including work in other functional areas to cover absences or relief, balance workload, or meet peak demand.
- High School graduate (or GED) and possess a vocational technician certification beyond high school or an equivalent combination of technical training and experience.
- Five (5) years of experience or training in building construction or maintenance; preferably licensed in one or more of the trades.
- Thorough knowledge of techniques, methods, materials, and equipment used in plumbing, carpentry, HVAC, electrical repairs, and household appliances.
- HVAC/EPA certified;
Universal certification preferred. - Skilled in one or more trade crafts and general knowledge of all maintenance crafts.
- Skilled in using common hand tools, power tools, and test equipment.
- Knowledge of occupational hazards and applicable safety precautions for assigned work.
- Ability to read shop drawings, specifications, schematics, and technical documents.
- Ability to understand and ensure company compliance with the Uniform Physical Conditions Standards (UPCS).
- Maintain a clean driving record and a reliable, insured vehicle available for work at all times.
- Must be able to use a computer to write reports and use property management software.
- Valid driver’s license and good driving record.
- Must be able to be covered under HDC’s fidelity bond.
