Position Overview

The Maintenance Mechanic performs skilled maintenance and repair work to ensure assigned residential properties are safe, functional, and well‑maintained. This role is responsible for completing preventive, routine, and emergency maintenance, preparing units for occupancy, and supporting overall property operations. The position requires strong technical ability across multiple trades, attention to detail, and the ability to respond effectively to maintenance needs in a timely manner.

Essential Duties and Responsibilities
  • Perform routine, preventive, and corrective maintenance on building systems, equipment, and residential units to ensure safe and functional living conditions.
  • Complete unit turnover (makeready) activities, including identifying and addressing all repairs required for occupancy.
  • Inspect units and common areas to identify maintenance needs and ensure readiness for inspections, including REAC/NSPIRE standards.
  • Perform general repairs across multiple trades, including plumbing, electrical, carpentry, masonry, and appliance maintenance.
  • Service and maintain HVAC systems, including filters, belts, and basic components, in accordance with operational guidelines.
  • Operate and maintain tools and equipment necessary to complete assigned work.
  • Respond to and complete work orders in a timely manner, including routine service requests and 24‑hour emergency repairs.
  • Accurately document work performed and ensure all work orders are properly logged and closed in the designated system.
  • Assist with property upkeep, including minor painting, patching, and general maintenance during unit turnover or repairs.
  • Support pest control efforts through observation, reporting, and follow‑up as needed.
  • Create and maintain materials and supply lists to support maintenance activities.
  • Participate in on‑call rotation and adjust schedule as needed to support operational coverage.
  • Respond promptly to emergency maintenance issues to minimize disruption to residents and property operations.
  • Comply with all safety policies, including DHA, OSHA, and public health standards.
  • Collaborate with team members and other departments to support maintenance operations and ensure consistent service delivery.
  • Support special projects and additional maintenance‑related assignments as needed.
Qualifications
  • High school diploma or GED required.
  • Minimum of three (3) years of hands‑on experience in general building maintenance.
  • Experience in multifamily, affordable housing, or public housing environments preferred.
  • Vocational or technical training in maintenance‑related trades strongly preferred.
  • EPA Section 608 Certification required (or ability to obtain within 6 months).
  • Equivalent combinations of education and experience will be considered.
Skills and Competencies
  • Working knowledge of plumbing, electrical, carpentry, HVAC, and general maintenance practices.
  • Ability to diagnose issues and complete repairs across multiple systems.
  • Knowledge of building safety standards and safe work practices.
  • Ability to read and interpret manuals, diagrams, and basic technical documents.
  • Strong time‑management and organizational skills.
  • Ability to work independently and manage workload effectively.
  • Proficiency in using hand and power tools.
Physical Demands

This position requires frequent standing, walking, bending, climbing, and lifting. The employee must be able to access all areas of residential structures, including attics, crawl spaces, and rooftops. Work may be performed in various environmental conditions, including extreme temperatures, confined spaces, and outdoor settings. The role requires the ability to lift and carry up to 100 pounds.

  • Valid State of Georgia Driver’s License.
