Kiferbaum Development Group is an integrated Owner/Developer/General Contractor of infill multifamily and mixed-use projects in Chicago. We complete the full lifecycle of our projects from acquisition and design through construction, closeout, and operations. This structure allows for streamlined decision-making, strong alignment between development and construction, and a hands‑on, solutions-oriented project environment.
The Construction Superintendent is responsible for day‑to‑day on‑site execution of construction projects and works directly with the Owner/Developer, Project Manager, and subcontractors. This role is intended for an experienced field leader who takes ownership of jobsite operations, sequencing, quality, and safety, while proactively identifying issues and driving practical solutions. The position is hands‑on by design and requires consistent on‑site presence. The Superintendent will directly manage subcontractors of varying size and operational sophistication, providing clear direction, close oversight, and real‑time problem‑solving to maintain schedule, quality, and safety.
The Superintendent is expected to be organized, decisive, and solutions‑oriented, with strong technical construction knowledge and the ability to lead multiple trades in an active, fast‑paced environment.
This role will be primarily responsible for a 50‑unit mixed‑use apartment building expected to break ground in March/April 2026. The building will be constructed with masonry, structural steel, bar joists, and concrete‑topped metal decking. Experience with this type of construction is preferred. The role will also involve oversight of a closely located 4‑unit project.
Field Operations & Site Management- Lead all daily on‑site construction activities from mobilization through project closeout
- Coordinate subcontractors, suppliers, and inspections to maintain schedule and quality
- Maintain clean, organized, and professional job sites
- Serve as the primary on‑site representative of the company
- Develop, maintain, and actively manage short‑term look‑ahead schedules (2‑week / 4‑week)
- Plan and coordinate trade sequencing to avoid conflicts and rework
- Identify schedule risks early and propose corrective actions
- Coordinate critical path activities with Project Management
- Supervise all subcontractors and field labor
- Verify manpower levels align with schedule commitments
- Enforce subcontract scope, quality standards, and safety requirements
- Coordinate work across trades to ensure efficient workflow
- Ensure work complies with drawings, specifications, and applicable codes
- Perform regular inspections and proactively address deficiencies
- Identify constructibility issues and coordinate solutions with the project team
- Manage punch list creation and timely closeout
- Enforce jobsite safety policies and OSHA compliance
- Conduct daily safety walks and toolbox talks
- Coordinate inspections with AHJs and third‑party inspectors
- Address safety issues immediately and document incidents as required
- Maintain daily reports, progress photos, and jobsite documentation
- Communicate site conditions, progress, and issues clearly to ownership and PM/APM staff
- Coordinate RFIs, field clarifications, and changes with the project team
- Represent the company professionally with inspectors, neighbors, and stakeholders
- Lead punch list execution and verify completion
- Coordinate final inspections and approvals
- Support closeout activities including as‑builts, warranties, and turnover
- 5+ years of construction experience, including Superintendent or Lead Foreman roles
- Experience managing multifamily, mixed‑use, or residential construction projects
- Strong understanding of construction sequencing, means, and methods
- Ability to read and interpret construction drawings, specifications, and schedules
- Proven ability to manage multiple trades and priorities simultaneously
- Strong leadership, communication, and problem‑solving skills
- Comfort working directly with ownership in an owner‑developer environment
