We are seeking a highly motivated Maintenance Technician to join our awesome team  ideal candidate embodies Fairlawn’s core values:

The overall objectives for this role are to ensure all assigned maintenance and service activities are addressed in an organized, high‑quality, and timely manner while providing top‑notch customer service. The candidate must have superior attention to detail and the ability to directly handle a wide range of maintenance activities.

What will you do?
  • Exemplify the core values of Be Kind, Be Flexible, Own It, and Always Improve.
  • Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary.
  • Perform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures.
  • Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects.
  • Maintain good rapport with current and prospective residents.
  • Follow company policies regarding necessary approvals for large maintenance tasks and expenditures.
  • Complete maintenance requests in a timely manner and document time, expense, and results.
  • Regularly assess the property for safety and preventative maintenance opportunities.
  • Comply with all OSHA regulations and any applicable laws regarding health, safety, or the environment.
  • Assist the team in developing methods and procedures to improve facility efficiency and workflow.
  • Serve as one of the emergency contacts for the communities, handling on‑call maintenance requests for after‑hours emergencies.
  • Learn and ensure compliance with all Fair Housing Laws, including local, state, and federal regulations (training provided).

Requirements
  • High school diploma or GED.
  • Valid driver’s license with at least 2 years of driving history and ability to pass MVR background checks per company insurance policy.
  • Proficiency with relevant technology (e.g., Microsoft Office, App Folio, Outlook) and ability to adapt to changing technology.
  • Superior attention to detail, high energy, and a positive attitude.
  • Ability to work independently and collaborate closely with team members.

Maintenance Technician I
  • Experience:

    At least 1 year of relevant experience.
  • Certifications:

    None required.
Maintenance Technician II
  • Experience:

    Minimum of 2 years, including at least 1 year in residential maintenance, property management, or the real estate industry.
  • Certifications:

    HVAC certification preferred.
Some Additional Things You Will Need
  • Serve in the on‑call rotation and assist in after‑hours emergencies.
  • Availability to work longer hours and weekends during market turnover in July and August.
  • Must be able to perform physical functions of the position, including walking properties, completing inspections, using both hands and feet for assigned work orders, standing, squatting, pushing, pulling, bending, and lifting up to 100 lbs.
