Turner Industries Group is looking for a Facility Maintenance Technician to join our nested maintenance group at a site in Deer Park, TX. The Technician's primary responsibility is to keep the main six-story office building onsite functional and safe. This position is required to be available 24/7 and is listed as the first contact on all after-hour call out lists for HVAC, generator, fire alarms, weather issues, or anything else related to the safe occupation of the building.

They will be the primary point of contact for all repair and maintenance of the building and its equipment.

Qualifications
  • A Valid TWIC Card
  • Valid Driver's License
  • 5 years of experience in commercial facility maintenance.
  • Strong understanding of HVAC systems, chillers, plumbing, electrical systems, and building maintenance for troubleshooting and repair purposes
  • Self-motivated and ability to prioritize necessary repairs
  • Ability to collaborate with other departments and external contractors for specialized repairs or projects
  • HVAC Certification a PLUS.
Responsibilities
  • Primary responsibility is to keep facilities functional and safe.
  • Required to be available 24/7 to repair or maintain equipment associated with properties.
  • Listed as the first contact on all after-hour call out list for HVAC, generator, fire alarm, weather issues, etc.
  • Buildings and grounds maintenance.
  • Inspections on equipment, fire, and safety.
  • Implement all necessary preventative maintenance plans and agreements.
  • Janitorial, utilities, HVAC, electrical, plumbing, security card access, landscaping.
  • Manage vendors, contractors, projects, and repairs.
  • HVAC-energy management system not being used, reduce wear on equipment, lower electric bill.
  • Change filters, clean units, check belt, check bearings, etc.
  • Fire system-fire alarm panel, fire extinguishers, computer room dry systems, weekly/monthly/yearly inspections.
  • Generator/transfer switch-inspect and test run weekly.
  • Building lighting/electrical system-as needed check building weekly.
  • Access controls-as needed.
  • Ground maintenance-parking lot, lighting, and cleaning.
  • Landscaping - cut grass and weed eating possible.
  • Janitorial inspection-daily which includes bathroom inspections.
  • Miscellaneous-painting, cleaning, and any other facility and property repairs as needed.
  • Basic computer skills.
Physical/Mental Involvement
