Assistant Community Manager

Irwin Park (a Col Rich property) is looking for an experienced Assistant Community Manager. The position supports the Community Manager in oversight and management of financial and operational aspects of the community including accounting, bookkeeping, rent collection, invoice processing, bank deposits, reconciliation, and use of property management software.

Responsibilities
  • Collect and post rent, fees, and other payments; prepare daily bank deposits and process invoices and payables.
  • Stay current on rent assistance policies and programs from federal, state, and local governing offices.
  • Assist the leasing team in touring apartments with prospects (virtual and in‑person).
  • Review, submit and reconcile invoices from vendors, contractors and service providers for payment.
  • Process resident move‑outs: review lease terms and notice requirements, process disposition in accordance with procedures and legal requirements.
  • Respond to resident questions, concerns and requests in a timely manner; resolve service issues.
  • Partner with on‑site office and marketing teams to create socially distant activities and events for residents.
  • Act as on‑site supervisor in the absence of the Community Manager.
  • Assist in managing client/owner relationships, conduct community tours, provide performance updates and respond to owner requests.
  • May support leasing and marketing efforts: greet prospective residents, gather information via Guest Card, show apartments/models, close leases, and assist with rental applications and credit verification.
Qualifications
  • High school diploma or equivalent; professional knowledge of business discipline.
  • Previous property management experience required; fee management preferred.
  • Proficient in MS Office Suite and Yardi/One Site software (highly desired).
  • Financially savvy with experience in budget creation and fiscal reporting.
  • Excellent written and verbal communication skills.
  • Professional manner and dress.
  • Bilingual English/Spanish skills a plus.
BASIC KNOWLEDGE & QUALIFICATIONS
  • 1–3 years minimum relevant experience in residence life and/or property management.
  • Understanding of lease terms, lease enforcement and collections.
  • Detail‑oriented, self‑motivated, able to work independently and as part of a team.
SPECIALIZED SKILLS
  • All required state and local licenses and certifications.
  • Valid driver’s license to drive a golf cart on property.
  • Proficiency in Internet, word processing, spreadsheet and database management programs.
  • Strong proficiency in property management software (Yardi, One Site, Entrata, etc.).
TRAVEL / PHYSICAL DEMANDS
  • Must be able to physically access all exterior and interior parts of the property.
  • Must be able to push, pull, lift, carry or maneuver weights up to 20lb independently and 50lb with assistance.
  • Routine local travel may be required; rare or occasional travel may be required for business meetings, training or other necessary situations.
Compensation & Benefits

Hourly range: $26.75 – $28.75. Eligible for quarterly/annual or weekly/monthly/quarterly bonus programs depending on role.
