Key Responsibilities
1. Property Legal Due Diligence (Core Responsibility)
Lead comprehensive legal due diligence for all prospective properties identified by the Supply Team.
Validate statutory approvals including Occupancy Certificate (OC), Completion Certificate (CC), Fire NOCs, and other local regulatory compliances.
Ensure legal and commercial compliance of all property transactions prior to finalization.
2. Legal Drafting & Vetting – Real Estate Agreements
Draft, review, and vet real estate-related agreements including:
Commercial Leave & License Agreements
Lease Deeds
Operating Agreements
Fit-Out Agreements
Common Area Maintenance (CAM) Agreements
Ensure accuracy, risk coverage, and standardization of legal templates.
Adhere to agreed turnaround timelines for contract review and closure.
3. Contract Review & Commercial Support
Review and advise on contracts related to Customers, Alliances, Marketing, Design & Build, and Procurement.
Ensure timely legal support to business teams with minimal backlog.
Provide practical and solution-oriented legal guidance aligned with business objectives.
4. Compliance & Legal Advisory
Ensure adherence to applicable laws, regulatory requirements, and company policies.
Provide clear and well-researched legal opinions on critical matters within defined timelines.
Proactively identify legal risks and recommend mitigation strategies.
5. Stakeholder Management
Collaborate closely with Supply, Business, Finance, and Operations teams for smooth deal closures.
Liaise with external legal consultants, landlords, and advisors for timely agreement finalization.
Drive resolution of contractual bottlenecks to support business timelines.
6. Documentation & Governance
Maintain accurate and updated legal records for all agreements and property documentation.
Ensure documentation integrity through periodic audits and compliance checks.
Establish strong documentation and tracking mechanisms.
7. Process Improvement
Identify opportunities to enhance efficiency in legal drafting, due diligence, and contract management processes.
Drive continuous improvement initiatives to improve legal turnaround and operational efficiency.
Skills & Qualifications
LL.B / LL.M from a recognized institution.
5+ years of experience in real estate legal drafting, contract vetting, and property due diligence.
Strong understanding of real estate laws, lease structures, and regulatory compliance.
High attention to detail and strong risk assessment capability.
Excellent stakeholder management and communication skills.
Advanced proficiency in Microsoft Word and Excel.
Ability to manage multiple transactions simultaneously in a fast-paced environment.
