We’re seeking a Director of Preconstruction to lead front‑end planning for commercial projects. This role drives estimating, design coordination, and client engagement, ensuring projects are set up for success from concept through handoff.
What You'll Do- Lead and mentor a high‑performing preconstruction/estimating team
- Oversee conceptual through GMP estimates with accuracy and competitiveness
- Partner with clients, architects, and consultants during design development
- Drive value engineering, constructability reviews, and cost alignment
- Manage subcontractor bidding, scopes, and buyout strategy
- Identify and mitigate risk early in the project lifecycle
- Ensure a seamless transition to operations/project management
- 8+ years in commercial construction, strong preconstruction/estimating background
- Proven leadership experience managing teams and complex projects
- Expertise in conceptual estimating, budgeting, and GMP delivery
- Strong knowledge of construction methods, pricing, and market conditions
- Excellent communication and client‑facing skills
- Proficiency in estimating tools (e.g., Sage, Pro Est, or similar)
- High‑impact leadership role with visibility across the business
- Diverse, high‑profile commercial projects
