Construction Project Controller - Delray Beach, FL

Salary: $125,000 - $145,000 per year
We are seeking a detail‑oriented and technically proficient Construction Project Controller to lead financial oversight for our diverse portfolio of custom residential, commercial healthcare, and landscaping projects. This role is the financial bridge between the field and the office, ensuring that every project—from design‑build healthcare facilities to high‑end residential builds—remains profitable, compliant, and accurately reported.
The ideal candidate will be an expert in AIA billing, Work‑in‑Progress (WIP) reporting, and construction‑specific ERP systems.

- Project Accounting & AIA Billing – Lead the preparation and submission of AIA G702 (Application and Certificate for Payment) and G703 (Continuation Sheet).
- Pay Applications – Manage the full lifecycle of monthly owner pay applications and subcontractor payment processing.
- Lien Waivers – Collect, track, and verify conditional and unconditional lien waivers from all subcontractors and vendors to mitigate risk.
- Financial Controls & Reporting – Maintain monthly Work‑In‑Progress (WIP) schedules and utilize Percentage of Completion (POC) accounting for accurate revenue recognition.
- Job Costing – Monitor and analyze job costs against original estimates; identify and report budget variances to Project Managers.
- Change Orders – Track and manage the financial impact of Change Orders, ensuring proper documentation, approval, and integration into the contract sum.
- Software Management – Act as the power user for the company’s accounting suite (Experience with Vista Viewpoint, Timberline, or Sage 300 CRE is required).
- Audit Readiness – Coordinate with external CPAs for year‑end reviews and ensure all project documentation is audit‑ready.
- Insurance/COI – Ensure all subcontractors meet compliance standards, including active COIs and workers’ comp documentation before payments are released.
- 5+ years of progressive experience in construction accounting or project controlling.
- Deep understanding of AIA G702/G703 and construction lien laws.
- Hands‑on experience with Sage 300 (Timberline), Vista Viewpoint, or Sage 100 Contractor.
- Bachelor’s Degree in Accounting or Finance.
- Familiarity with the “Design‑Build” process and managing finances across multiple related business entities.
- CPA designation or progress toward a CPA.
- Experience with Quick Books Enterprise for smaller subsidiary entities.
- Advanced Excel skills (Pivot tables, VLOOKUPs, and complex financial modeling).
