Position: Planning Technician I

Responsible for performing technical review and processing of submittals to include:

Essential Functions
  • Conduct reviews on project submittals, including accepting and processing project applications; processing and managing 3‑Way Development Contracts; monitoring status of planning projects; completing zoning reviews to assure compliance with use, parking ratios, and landscape requirements; preparing Zoning Verification letters and gathering necessary information; reviewing existing city codes and ordinances and communicating applicable sections to the public and business community.
  • Coordinate the circulation of final plats for signature approval; determine required legal documents; calculate and collect fees at the recordation stage; facilitate bonds and process bond release requests; monitor letters of credit and coordinate extensions; review and research legal documents.
  • Provide technical support and assistance to staff and the public on issues related to planning, zoning, platting, and development; assist with meeting coordination and preparation for project activities, updating codes, weekly project review lists, ordinances, submittals, and project requirements; ensure reviews are complete and projects are closed out.
  • Perform financial activities in support of department operations, including calculation and data entry of fees, generating revenue reports, and other related tasks.
  • Provide excellent customer service: greet customers, answer phones, respond to requests for information or service, and perform other related activities.
  • Maintain and prepare a variety of records for the department related to development activities.
  • Perform routine office tasks in designated program areas, including data entry, file management, and copying.
  • Prepare narrative staff reports and recommendations of limited complexity, such as special use permits and variances.
  • Research and compile information on a variety of planning issues from multiple sources.
  • Prepare public notices or property owner verifications.
  • Prepare maps, charts, and tables of limited complexity.
  • Attend public meetings, assisting other planning staff as appropriate.
  • Maintain regular and punctual on‑site attendance.
Additional Duties
  • Investigate violations, conduct field inspections; or attend public meetings during and outside normal business hours.
  • Perform other duties as assigned.
Minimum Qualifications / Acceptable Equivalency
  • High School Diploma or GED equivalency.
  • Three (3) years of experience in plans review, zoning administration, building code, code enforcement, or a related field.
  • Must have or complete FEMA NIMS courses 100, 200, and 700 within 18 months of employment.
  • OR
  • An Associate’s degree in Urban and Regional Planning, Public Administration, Geography, or a related field.
  • One (1) year of customer service experience.
  • One (1) year of experience in construction/design/planning in a municipal setting.
  • Must have or complete FEMA NIMS courses 100, 200, and 700 within 18 months of employment.

  • Any combination of related education, experience, certifications, and licenses that will result in a candidate successfully performing the essential functions of the job.
