Assistant Manager, Custodial Operations

Assists with the work in the organization and coordination of the custodial maintenance of buildings. Assists with the selection of new employees, makes recommendations for standards and procedures, and assists with the training and general supervision of personnel involved in custodial services. Performs management and participatory work of the custodial maintenance of buildings. Responsible for assigning and supervising the work of a large group of custodians in an assigned area or building.

Work is performed under general supervision and performance is based upon completion of assignments and results obtained. The performance evaluation is conducted through the performance evaluation system and in accordance with the University Policies & Procedures.

ORGANIZATIONAL RELATIONSHIPS

Manager, Custodial Operations

Supervises:
Custodial Personnel

ESSENTIAL DUTIES
  • Supervises custodians in all phases of the custodial program in a specific building or area.
  • Participates in custodial work such as mopping, dusting, vacuuming, waxing and other cleaning.
  • Report damage, needed repairs, or equipment replacements needed in the buildings.
  • Requisition s supplies for the assigned building.
  • Travels to and checks buildings for the accomplishment of work to accept standards.
  • Restocks and collects money from sanitary napkin machines.
  • Instructs new employees on the use of materials and equipment and the procedure for assigned work.
  • Recommends updates and creates standards and procedures.
  • Establishes job standards for subordinate staff and effectively evaluates staff under charge. The performance evaluation is conducted through the performance evaluation system and in accordance with the University Policies & Procedures.
ADDITIONAL DUTIES
  • Performs other duties as requested.
EDUCATION

High school diploma or equivalent required. Some college course work preferred.

EXPERIENCE

Six years of experience in custodial/maintenance work including a minimum of two years as a supervisor of a large work unit.

REQUIREMENTS

Valid Texas driver's license and a safe driving record such as required to attain Driver's Authorization through the university.

Regular and reliable attendance at the University during regular scheduled days and work hours is an essential function of this position.

All employees share the responsibility of maintaining information security and privacy requirements within the university by adhering to Federal and State regulations, and TWU Policies & Procedures.

KNOWLEDGE, SKILLS, AND ABILITIES
  • Working knowledge of the materials, methods, and practices essential to the cleaning of buildings.
  • Ability to assign and check the work of subordinates and to instruct employees in building cleaning operations.
  • Ability to understand and follow oral and written instructions.
  • Ability to effectively communicate orally, both in person and by telephone and radio and in writing.
  • Ability to use a buffer, floor scrubber, extractors, vacuum, water vacuum, mop, broom, dustpan, mop bucket and wringer.
  • Ability to respond to emergency situations in a timely manner.
  • Ability to use a personal computer and other office equipment, including related University software and email.
PHYSICAL DEMANDS

The employee may be required to travel. The employee must have the ability to occasionally lift and/or move up to 30 pounds. Ability to ascend and descend stairs. Ability to ascend and descend a 6' ladder.

WORK ENVIRONMENT

May be required to work in conditions including cold, heat, temperature swings, noise, outdoors and indoors and around mechanical, electrical, fume/odor, dust/mites, chemical and toxic waste hazards.
