Assistant Community Manager

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. The role handles delinquency and rent collection, manages all phases of operations—including personnel, leasing, maintenance, finance, administration, and risk management—in the manager’s absence, and ensures compliance with company policies, safety, fair housing, and liability concerns.

Essential Duties & Responsibilities Financial Management
  • Post all payments and income from residents accurately and promptly.
  • Process and reconcile daily account receivables.
  • Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident accounts, including utility bill backs where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain organized records and audit resident files for accuracy.
  • Walk units, post move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Maintain regular/on‑site attendance.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness and compliance with training benchmarks.
  • Foster harmony and quality performance through supportive leadership.
  • Enforce staff compliance with company policies and procedures.
  • Ensure effective leasing techniques, close rentals, and maintain accurate reporting.
  • Implement marketing strategies per the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor maintenance response times.
  • Maintain property appearance, coordinate repairs, and conduct regular inspections.
  • Assist in supervising all operational business functions.
  • Plan and utilize property resources, equipment, and supplies efficiently, including vendor procurement and handling service issues.
Education & Experience
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
  • Basic computer skills required and ability to perform all onsite software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly stand or sit for prolonged periods, perform repetitive wrist, hand, and finger motions, and maintain accuracy, neatness, and thoroughness of work.
  • Frequent movement between work sites.
  • Occasional ladder, stairs, scaffolding, ramps, step stools, overhead positions, and confined spaces use; lift or move objects up to 25 lbs; operate machinery or power tools, motor vehicles, and/or golf carts; work overtime, weekends, and night hours when necessary; work in outdoor environments with variable weather; exposure to hazardous chemicals.
Compensation & Benefits

Compensation is based on skill set, background, training, certifications, and other factors. The comprehensive total rewards package includes medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.

Salary Range

$18 per hour to $18 per hour
