Summary

The Maintenance Technician reports to the Maintenance Supervisor and is responsible for assisting in all the property’s maintenance needs, physical appearance, and service requests. The primary responsibilities include assisting the Maintenance Supervisor with managing service requests, preventative maintenance, capital projects, turnover/make‑ready processes, and maintaining excellent resident relations through superior customer service. On‑call & some weekend availability required.

Essential Duties & Responsibilities
  • Maintain positive resident relations through superior service.
  • Inspect the grounds, buildings, and other community features various times throughout the day to identify, minimize, and correct hazardous property conditions, liability concerns, and maintain exceptional property appearance in line with HRA standards.
  • Fulfilling resident service requests in accordance with HRA policy while maintaining superior customer service.
  • Monitor service request turnaround time and responsiveness to ensure HRA standards are being met.
  • Perform unit inspections to determine move‑in readiness after move‑outs, and perform make‑ready processes prior to new resident move‑in both throughout the year and during turnover season.
  • Perform other turnover related duties as assigned.
  • Lifting and working with heavy equipment as needed.
  • Promptly report any safety or maintenance concerns to the Maintenance Supervisor.
  • Participate in the daily operations of the property.
  • Perform general maintenance and repairs for assigned equipment and facilities; including plumbing, electrical, basic carpentry, heating & cooling and other building systems.
  • Assist the Maintenance Supervisor with in‑house projects and/or capital projects as assigned.
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Perform maintenance callbacks of assigned service requests.
  • Maintain well‑organized and properly stocked maintenance shop while adhering to safety standards, OSHA guidelines, and staying within the allotted budget.
  • Ensure consistency in dealing with residents on all matters. Comply with all federal, state, and local laws relating to Fair Housing.
  • Perform after‑hour and/or weekend “on call” duties as assigned.
Compensation

We offer an excellent compensation package including a competitive salary (DOE), bonus potential, health, dental, and vision insurance, life insurance, disability insurance, 401(k), paid time off, paid holidays, flexible spending account, HSA, etc.

Hourly Wage: $16‑22 DOE;
Rental housing discount of 20% offered if living on site.

Requirements

Education & Experience
High school diploma or GED; one‑year related experience and/or training; or equivalent combination of education and experience.

Certificates and Licenses

  • HVAC I and II certification preferred.
  • CPO certification preferred.
  • Valid driver’s license, good driving record, and proof of insurance.

Knowledge, Skills, and Other Abilities

  • Ability to follow instructions from supervisors or senior maintenance team members.
  • Ability to use hand tools and power tools.
  • Good time management skills with the ability to prioritize tasks.
  • Professional, responsive, and reliable.
  • Has good interpersonal skills and a great attitude; effective communicator.
  • Basic understanding of mechanical, electrical, plumbing, and pool upkeep.
  • Thorough knowledge of company policies, safety standards, Fair Housing laws, and OSHA guidelines.
