A rapidly scaling, vertically integrated behind-the-meter natural gas data center developer is seeking a Director of Accounting to own the accounting function for its data center campus assets. This is a foundational hire responsible for building property-level, construction, and joint venture accounting infrastructure to support a rapidly scaling, capital-intensive development platform.
Responsibilities- Own property-level accounting across data center campus assets, including lease accounting (ASC 842) for ground leases, powered shells, and hyperscaler/tenant lease agreements
- Lead construction-in-progress (CIP) accounting for campus development, including capitalization policy, cost tracking, and transfer to fixed assets at in-service dates
- Manage joint venture and consolidation accounting for campus development partnerships, including equity method vs. consolidation analysis and intercompany eliminations
- Build and scale accounting processes, controls, and systems to support company growth
- Partner with FP&A, Project Finance, and Development teams to ensure accounting treatment aligns with deal structures for JVs, leases, and financing arrangements
- Support quarter-end and year-end close processes for property, campus, and project-level accounting, feeding into consolidated SEC reporting
- Develop and document accounting policies and procedures for real estate, construction, and infrastructure transactions
- Manage relationships with external auditors on property, construction, and JV accounting matters
- Build and lead a team as the accounting function scales alongside new site development
- 5+ years in accounting leadership, with property, real estate, or construction accounting experience, ideally within commercial real estate or other capital-intensive infrastructure environments
- Deep expertise in ASC 842 lease accounting, construction-in-progress accounting, and fixed asset capitalization
- Experience with joint venture and consolidation accounting, including equity method and VIE analysis
- Background in commercial real estate (REIT, developer, or real estate private equity/asset management) or data center/infrastructure development strongly preferred
- Experience building or scaling an accounting function in a high-growth, public company environment
- Strong cross-functional collaboration skills, particularly with FP&A, project finance, development, and SEC reporting teams
