POSITION: Sr. Acquisitions Analyst (Analyst/Sr Analyst)
COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $75,000 - $100,000 plus bonus potential. Eligible to participate in the company benefits plan. We offer health, vision, dental, and pet insurance. SUMMARY
As the Analyst/ Sr. Acquisitions Analyst, you will assist in the underwriting, research, due diligence and transaction execution of student housing and multi-family investments. This position will gain exposure to markets across the U.S. while working on a range of opportunistic, value-add, core-plus, core and ground-up development opportunities. The Sr. Acquisitions Analyst will report directly to the Acquisitions Associate, while working with a dynamic team of professionals who are dedicated to a culture of excellence.
A strong work ethic, passion for Real Estate, desire to learn and grow, and excellent verbal and written communication skills are required.
RESPONSIBILITIES (Including but not limited to)
- Review and analyze investment offering materials, basic property information, rent rolls, operating statements, and market and economic research, for possible acquisitions and target markets.
- Participate in proforma build out for new opportunities, including capex plan/scope and other proforma assumptions for forward looking projections.
- Complete market research and prepare reports including rent surveys, comparable sale analysis, supply & demand metrics, and overall market dynamics.
- Prepare the preparation of investment memoranda to be presented to the firm’s Investment Committee including the narrative, graphic charts and financial analysis.
- Assist in creation of business plans for new acquisitions.
- Participate in regular pipeline and Investment Committee meetings regarding potential acquisitions, including preparation and maintenance of pipeline reports.
- Assist with the physical and economic due diligence of new acquisitions, including property inspections and review of books and records.
- Prepare closing memorandum for new acquisitions including underwriting notes and highlighting specific challenges to executing the business plan.
- Assist in securing debt and equity financing by coordinating information requests and assembling documentation.
- Prepare ad hoc analyses, evaluating multiple scenarios and develop detailed execution strategies.
- Work closely with the Asset Management, Construction and Operations teams to coordinate business plan execution and assist in investment-related activities.
- Prepare macro market and industry research to identify target markets and potential acquisition targets.
- Participate in Cardinal U training as required.
- Other duties as directed by your supervisor.
QUALIFICATIONS
- 0-5 years’ experience in Real Estate, Finance or Accounting, or relevant collegiate courses in these subjects. Student Housing experience preferred.
- Bachelor’s degree from an accredited university in Business, Accounting or related field required. MBA or Master’s degree preferred.
- Desire to work in a team environment with highly skilled professionals who demand excellence in a fast-paced environment.
- Understanding of finance and real estate investment principals. Experience in underwriting, research and transaction execution preferred.
- Strong work ethic, integrity, a passion for real estate and a desire to learn and grow.
- Excellent organizational skills and ability to manage multiple tasks and competing priorities.
- Strong written and oral communication skills required.
- Available to travel.
- Strong analytical skills including a high level of proficiency with Microsoft Office (Excel, Word, and PowerPoint), and ability to learn new software systems.
