The Commercial Construction Contract Administrator plays a key role in managing and administering contracts for large-scale commercial construction projects. This position ensures that all contractual, financial, and administrative aspects of each project are properly documented, tracked, and executed in alignment with project goals, schedules, and company policies.
Responsibilities:
- Prepare, review, and manage contracts, subcontracts, and change orders for commercial construction projects.
- Ensure all project documentation including drawings, RFIs, submittals, and correspondences properly logged and maintained.
- Monitor contract performance, budgets, schedules, and compliance with client requirements.
- Coordinate with estimators, project managers, architects, engineers, and subcontractors to ensure contractual obligations are met.
- Review, validate, and process subcontractor pay applications, progress claims, and vendor invoices.
- Assist in bid solicitation, tendering processes, and contractor prequalification.
- Manage change order documentation, ensuring accurate cost and schedule impact tracking.
- Support project closeout activities, including warranty collection, as-built documentation, and lien releases.
- Identify and help mitigate potential contractual and financial risks.
- Maintain strong communication with clients and project teams to support timely project delivery.
Qualifications & Experience:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
- 4-8 years of experience in contract administration within commercial construction (e.g., office buildings, retail centers, mixed-use developments, or institutional facilities).
- In-depth understanding of commercial construction contracts (AIA, FIDIC, or similar).
- Proficiency with Procore, Bluebeam, or similar construction/project management software.
- Strong understanding of cost tracking, contract law, and project documentation standards.
- Exceptional communication, organizational, and problem-solving skills.
- Attention to detail with the ability to manage multiple priorities under tight deadlines.
