18 Construction
TWO
18 Construction is a high-end residential general contractor based in Denver, Colorado,
specializing in custom home builds, full gut renovations, and additions. We build for discerning clients who arrive with architect and designer plans and expect a flawless result.
We've scaled fast since 2023 and run a small, high-accountability team where people own outcomes, not just tasks.
The Role
This is a
player-coach
role, not a desk job. Today you'll personally run one to two projects while driving the rest; over time, as the field team grows beneath you, you'll shift from doing to directing. Your core mandate is simple:
drive the field, own execution across every project,
and keep every job moving on schedule and to standard. You run the field so completely that the owner can focus on growing the business.
If you're the kind of superintendent who sets the pace, moves work forward, and takes full ownership of getting jobs done right — and who's ready to lead a field team, not just your own jobs — this is built for you.
What You'll OwnAll field operations across every active project
(currently 3–4 concurrent, growing).
You're the driving force in the field — you set the pace and own the outcome.
Execution and forward momentum. You keep every job moving, make the day-to-day calls with confidence, and bring the owner in on the big-picture decisions (major budget/scope, client relationships, contract matters).
The field team.Directly lead superintendents and foremen — set the standard, coach, develop, and help hire as we grow.
The systems that keep work running smoothly.Own TWO
18 repeatable standards that let every project run clean: schedule templates, inspection checklists, sub-vetting criteria, closeout procedures.
Own project scheduling across all jobs; keep subcontractors sequenced, booked, and held to their commitments.
Coordinate and pass inspections; manage the relationship and requirements with local jurisdictions
Run and enforce punch lists and project closeouts to TWO
18's standard.
Manage subcontractor performance and quality — our network includes electrical, plumbing, drywall/paint, roofing, and framing trades.
Enforce field SOPs: daily logs, change-order protocol, receipt/expense procedures, and safety.
Coach and develop the superintendent and foreman; conduct regular field walks and hold the team to standard.
Read plans and specs fluently (architect and designer documents) and get ahead of conflicts before they hit the field.
Serve as the field leader who drives projects forward and keeps them on track.
What Success Looks Like90 days: You know every project, sub, and inspection status cold. You've taken full ownership of the field and jobs are running on your cadence.
6 months: The field runs clean and predictably under your systems. The current superintendent is measurably stronger under your leadership, and you've hired to fill out the team.
12 months: You run the field with full autonomy. The owner brings you projects and trusts the field to deliver. You're leading a growing team and driving TWO
18's capacity to take on more work.
5+ years as a superintendent (or field lead) in
residential construction
— custom homes, high-end renovations, or additions strongly preferred.
A demonstrated track record of
taking ownership and driving jobs to completion independently.
Proven ability to
manage and develop other field staff
, not just run your own jobs.
Fluent in reading architectural and structural plans and specs.
Working knowledge of residential building code and the inspection process.
Command of scheduling and subcontractor management.
The gravity and communication skills to earn respect from seasoned trades and hold them accountable.
The Temperament We're Screening For - This matters as much as the résuméYou're a driver. You set the pace on a jobsite and push work forward. Momentum
You take full ownership. You own the outcome of your projects start to finish and deliver without being chased.
You're solutions-oriented. You make sound calls in the field with confidence and know when a decision belongs to the owner.
You lead without ego. You'll lead people who were peers, coach honestly, and build a standard the team buys into.
