Summary

The Project Manager oversees all financial, contractual, and administrative aspects of construction projects from buyout through closeout. This role ensures accurate cost management, timely billing, effective subcontractor coordination, and full compliance with owner contract requirements. The position will mentor and develop junior associates to become the next generation of leaders for the company. The Project Manager serves as the central point of accountability for project financial health, change management, and documentation control.

Key Responsibilities
  • Manage GMP budgets, including material and labor budget updates.
  • Oversee construction, internal, and contracted contingency tracking and reporting.
  • Maintain Acumatica project budget organization and updates.
  • Approve miscellaneous invoices and weekly timecards.
Change Order Management
  • Process Owner Change Order Requests (COR).
  • Prepare and issue Monthly Owner Change Orders (OCO).
  • Manage Subcontractor Change Orders (SCO).
  • Track and process internal change order items.
Monthly Cost Projections & Reporting
  • Update monthly cost and billing projections.
  • Provide schedule updates and labor updates.
Monthly Billing & Audit Compliance
  • Review and approve subcontractor pay applications.
  • Prepare and review owner pay applications.
  • Ensure compliance with auditor requirements.
Buyout & Procurement
  • Conduct bid reviews and lead subcontractor selection.
  • Create subcontractor logs and bid tabs.
  • Develop project scopes and subcontract scopes.
  • Create and update subcontract exhibits.
  • Assist preconstruction with GMP development.
  • Complete final buyout and track internal contingency allocations.
  • Issue Letters of Intent (LOIs).
Contract Administration Owner Management
  • Act as direct communicator with owner/owner’s representative for all project correspondence.
  • Lead weekly OAC meetings and other necessary owner or design coordination meetings.
  • Manage owner contract requirements and deliverables.
  • Maintain contract crib notes.
  • Track and submit required logs (contingency, buyout, subcontractor, etc.).
  • Coordinate bond renewals.
Subcontract Management
  • Renew Certificates of Insurance (COIs).
  • Update W9s.
  • Renew and manage Standing Order Contracts (SOCs).
Qualifications
  • Strong understanding of construction financials, owner contracts, and contingency management.
  • Experience with subcontractor procurement, contract administration, and change order management.
  • Proficiency with project management and accounting platforms (Acumatica experience preferred).
  • Excellent communication, documentation, and organizational skills.
  • Ability to manage multiple deadlines and maintain accuracy under pressure.
  • Work will be split between office and job sites, or dedicated to specific job site..
  • Work will require travel throughout the Denver Metro Area daily.
Requirements:
  • Must have a valid Colorado Driver’s License
  • Must have a clean criminal record for work in educational facilities.
