Position Objective
The Site Superintendent owns execution in the field. Working closely with the Project Manager, the Superintendent runs the construction phase — managing schedule, labor, subcontractors, materials, safety, and quality — so that projects are delivered on time, on budget, to specification, and safely.
This role is where the schedule and the budget are either protected or lost. The Superintendent is the daily point of accountability on site: coordinating trades, enforcing safety and quality standards, documenting conditions and changes, and keeping the Project Manager and client informed with accurate, timely information.

Key Responsibilities1. Schedule & Scope Management
Lead the construction phase; ensure all activity aligns with the contract schedule and milestones.
Produce and distribute the 3-week look-ahead; lead weekly scheduling meetings with PMs and subcontractors.
Monitor the critical path; flag and mitigate risks early and develop recovery plans for delays.
Document delay causes, durations, and impacts contemporaneously — this is how schedule entitlement is protected.
Coordinate with the Project Manager to manage scope, change orders, and RFIs, avoiding scope creep.
Coordinate permits and inspections so approvals never drive delay.
2. Labor, Subcontractor & Resource ManagementAssign and manage in-house crews and subcontractors to meet milestones within budget.
Monitor subcontractor compliance with schedule, scope, safety, and quality standards.
Lead daily and weekly production meetings to maintain execution focus.
Track productivity against targets; report variances with recommended corrective action.
3. Procurement & Material OversightOversee material take-offs, purchase orders, and procurement aligned to the schedule.
Maintain a procurement log tied to milestones; identify and escalate long-lead risks early.
Confirm timely, accurate deliveries; organize secure staging; verify material quality and compliance.
Adjust procurement following change orders and RFIs; control and minimize waste.
4. Quality ControlEnforce quality standards and specification compliance across all trades.
Conduct routine QC inspections and document results with photos in the system of record.
Drive punch lists to zero deficiencies before client sign-off.
Verify work meets code, manufacturer requirements, and warranty conditions.
5. Safety & ComplianceLead daily/weekly toolbox talks and safety meetings; conduct JSA-based training.
