Project Manager Responsible for managing and supervising at a project level all engineering and administrative policies, procedures, and functions. coordinate with project field operations to ensure the transfer of information is delivered, understood, and implemented. Provide administrative and construction coordination in support of the Superintendent and Project Manager, which includes assistance in the complete construction and administration duties to implement, organize, and maintain an organizational and management system.
Monitor and follow up on each vendor’s compliance with the contract documents and orchestrate the timely flow of information for each component in the appropriate time frames to meet schedules and quality requirements. Additional duties include:
1) Develop a comprehensive understanding of project contract documents including drawings, specifications, subcontracts, purchase orders, and general conditions, and ensure compliance with all contractual requirements.
2) Manage all phases of project development from project award through closeout, ensuring contract documents, company standards, and regulatory requirements are followed.
3) Coordinate with field operations, Superintendents, and project teams to ensure information is properly transferred, understood, and implemented in the field.
4) Serve as the primary point of contact for communication among clients, architects, consultants, subcontractors, vendors, and internal project team members.
5) Establish and maintain procedures for information flow including meetings, approvals, reporting, RFIs, submittals, applications for payment, and project documentation.
6) Develop and manage project schedules, monitor critical path activities, track project dependencies, and report schedule progress or delays to ensure compliance with contract completion requirements.
7) Monitor subcontractor and vendor compliance with contract documents, schedules, quality standards, and safety requirements.
8) Lead scope reviews of bid packages and assist in procurement strategy, subcontractor buyout, and development of trade scopes of work.
9) Prepare procurement schedules for subcontractors and major material and equipment purchases to ensure timely procurement and compliance with the overall project schedule. 10) Perform drawing reviews and quality checks for constructability, conflicts, and Quality Assurance/Quality Control (QA/QC) compliance. 11) Establish and maintain project engineering and administrative files including subcontracts, purchase orders, RFIs, change orders, shop drawings, specifications, and as-built documentation.
12) Coordinate review, approval, and distribution of shop drawings, samples, product data, and other submittals in compliance with contract requirements. 13) Schedule, conduct, and document project meetings including owner-architect meetings, coordination meetings, and internal project team meetings. 14) Manage subcontract change order processes including reviewing subcontractor proposals, negotiating costs, obtaining approvals, and issuing subcontract change orders. 15) Prepare and maintain project reports, logs, and documentation including meeting minutes, progress reports, and construction activity records.
16) Monitor project financial performance including project budgets, cost tracking, cost-to-complete forecasting, and profitability. 17) Prepare and submit owner payment applications and review subcontractor payment requisitions relative to work in place. 18) Develop and maintain project schedule of values in coordination with project accounting and project management staff. 19) Review and approve vendor invoices, field purchases, and subcontractor payment applications.
20) Collaborate with Superintendents to review labor productivity, staffing needs, and field performance to ensure alignment with project budgets and schedules. 21) Coordinate field documentation including engineering observation reports, photographs, quantity surveys, and non-compliance reports. 22) Ensure strict adherence to project safety programs, ethical standards, and regulatory compliance requirements. 23) Participate in constructability reviews, preparation of cost estimates, and recommendations regarding materials and construction methods.
24) Manage project closeout activities including punch list completion, warranties, guarantees, final documentation, subcontractor closeout, and final payments. 25) Maintain all project documentation and communication records within project management software systems including Procore, Textura. 26) Build and maintain strong working relationships with clients, consultants, architects, subcontractors, and vendors. 27) Identify project risks, scope gaps, or potential issues and communicate findings with stakeholders while implementing mitigation strategies.
