Superintendent - Multifamily Construction

Location: Johnstown, CO / Denver Metro

Schedule: Monday-Friday, onsite at the project

Compensation: $100,000-$150,000 base + 8% annual bonus

• 8% annual bonus

A growing construction company specializing in multifamily residential construction is seeking an experienced Superintendent to join its team in the Denver area.

This is a hands-on field leadership position responsible for coordinating day-to-day construction activities, subcontractors, materials, quality, safety, and - most importantly - the project schedule
.

The ideal candidate has experience with multifamily or commercial construction and understands how to build, maintain, and actively manage a construction schedule throughout the life of a project.

The Superintendent will initially be assigned to a multifamily project in Johnstown, CO for approximately 5-6 months. Following completion of the initial project, the Superintendent may transition to other projects based on company needs.

You will work closely with the Project Manager and potentially a Project Engineer to keep the project moving safely, efficiently, and according to plan.

Project Leadership

• Lead day-to-day field operations and maintain overall responsibility for project execution.
• Coordinate all field activities to ensure the project progresses according to plans, specifications, schedule, and quality expectations.
• Coordinate multiple subcontractors, deliveries, and construction activities simultaneously.

Scheduling

• Build and maintain detailed project schedules.
• Actively manage the schedule throughout the project and identify potential delays before they impact the project.
• Coordinate subcontractor sequencing and material deliveries.
• Maintain CPM schedules and provide regular schedule updates.
• Participate in OAC and project coordination meetings.
• Develop and manage short-term and long-term look-ahead schedules.

Safety

• Conduct subcontractor safety orientations.
• Ensure subcontractors follow required safety procedures and regulations.
• Complete weekly safety inspections and toolbox talks.
• Maintain a clean, organized, and safe job site.

Quality Control

• Ensure construction meets plans, specifications, and established quality standards.
• Conduct daily unit and subcontractor inspections.
• Coordinate required permitting and inspections.
• Participate in preconstruction meetings.
• Identify opportunities to reduce waste and improve field productivity.

Subcontractor & Field Team Management

• Coordinate and enforce subcontractor agreements.
• Lead subcontractor coordination meetings.
• Provide field oversight and direction to assistant superintendents, field engineers, and other field personnel as applicable.
• Coordinate subcontractor sequencing and ensure work is completed according to schedule.
• Monitor workmanship and address deficiencies proactively.

Project Administration

• Maintain daily reports, timesheets, purchase records, progress photos, meeting minutes, and deficiency logs.
• Track project requirements and changes.
• Maintain site logistics plans and project deficiency lists.
• Coordinate closely with the Project Manager on project progress, issues, and changes.

Owner & Project Team Relationships

• Maintain strong working relationships with project owners and project management.
• Communicate project status, schedule concerns, and field issues proactively.
• Participate in project meetings and provide accurate field updates.
