Permit Specialist
Location:
Denver, Colorado | Full time
Why This Role Matters
At YESCO, we don’t just make signs; we change landscapes. But before a single bolt is turned, we have to win the right to build. As our Permit Specialist, you are the face of YESCO at City Hall. You navigate local codes, prepare technical submittals, and sometimes stand before a Board of Adjustment to advocate for our clients’ visions. You ensure our projects move from drawing board to skyline.
WhatYou Will Do
- Technical Documentation:
Use Adobe Acrobat and Illustrator to add dimensions, notes, and site plans to existing design packages, ensuring drawings meet city requirements. - Public Advocacy:
Represent YESCO and our clients at City Council and Board of Adjustment hearings, presenting technical arguments for code variances and comprehensive sign plans. - Jurisdictional Strategy:
Analyze local sign ordinances to determine what is allowable versus what requires a variance. - Permit Management:
Navigate planning departments, build relationships with inspectors and plan checkers, and move applications through the pipeline efficiently. - Project Liaison:
Provide real‑time updates to Account Executives and Designers, ensuring alignment on city‑mandated changes. - Regulatory Compliance:
Own the renewal lifecycle for all company contractor licenses, track expiration dates, and manage submissions to avoid lapses. - Costing & Records:
Calculate permit fees for job orders and maintain meticulous records of all active and historical permits.
- Navigate code books for all jurisdictions and handle technical markups in Acrobat.
- Manage the permit pipeline independently and successfully.
- Attend and speak confidently at city hearings.
- Spot potential code violations in design packages before submission.
- Build a playbook for the territory, reducing lead times.
- Maintain zero license lapses and keep a proactive 90‑day lead time for all renewals.
- Experience:
2+ years in construction permitting, zoning, land‑use, or a similar regulatory field. - Organizational Mastery:
Meet and beat deadlines to mitigate risk. - Technical Savvy:
Proficiency with Adobe Acrobat (markup tools) and a working knowledge of Illustrator; comfortable with scale and dimensions. - Professional Communication:
Translate “Code‑Speak” for the sales team and “Sales‑Speak” for planners; persuasive in public speaking. - Professional Presence:
Comfortable speaking in public settings (City Council/Boards) with a professional, persuasive demeanor under pressure. - Attention to Detail:
Ensure precision in drawings to avoid rejected permits and delays. - Clean Driving Record:
Valid driver’s license; travel to municipal offices required.
- The Detailed Architect:
Loves rules and codes and negotiates them. - The Compliance Hawk:
Proactively follows up; never lets permits sit pending. - The Professional Diplomat:
Sees code exceptions and negotiates firm but polite solutions.
