Project Architect

Position Summary

The Project Architect is responsible for the architectural design and technical documentation of residential projects, from Schematic Design through construction. This includes establishing creative direction, developing architectural details, specifying materials, and maintaining the technical quality of drawing sets issued by the design team. Factor Design Build delivers design and construction under a single contract. The Project Architect works alongside the estimating and field teams throughout the design process.

Drawings are reviewed for budget alignment and constructability prior to issue, and details are revised in response to feedback from construction personnel.

• Design Leadership
• Establish and maintain creative direction on assigned architectural projects
• Lead clients through the Schematic Design process and present design work
• Prepare presentation materials for Schematic Design presentations
• Technical Documentation
• Develop architectural details for assigned projects
• Specify architectural materials, windows, and doors
• Perform quality assurance review of drawing sets prior to issue
• Research and evaluate new materials and methods for firm-wide application
• Code and Permitting
• Conduct code studies and publish findings to the design team
• Develop and manage energy code compliance strategies
• Establish permitting strategy and support plan review in the firm's jurisdictions
• Consultant Direction
• Define the technical scope of outside consultant engagements
• Review consultant deliverables against the architectural design and resolve conflicts
• Note on Licensure
• Licensure is not required for this position, and unlicensed candidates with relevant project experience will be given full consideration. Licensed candidates are welcome and licensure will be weighted in evaluation. Candidates currently pursuing licensure should indicate their progress.

The following responsibilities fall outside this role:

• Business development. This position is client-facing following contract execution and is not responsible for sourcing or closing new work.
• Consultant logistics and schedule management. The in-house drafter/coordinator manages transmittals, tracks deliverables, and holds consultants to the design schedule.
• Architect of record. This position does not stamp drawings and does not carry design liability on behalf of the firm.

• Six or more years of residential architectural design experience, including multiple projects carried from Schematic Design through construction.
• Demonstrated proficiency in architectural detailing, including wall sections, assemblies, transitions, and waterproofing
• Working knowledge of the IRC, IBC, and IECC editions currently adopted across Denver, Boulder, and the surrounding communities, and the ability to track local amendments as they are updated
• Expert-level proficiency in Revit
• Demonstrated ability to manage multiple active projects concurrently and meet committed deadlines
• Ability to design and detail within an established construction budget, in coordination with the estimating team
• Willingness to revise details in response to constructability feedback from the field
