Real Estate Finance, Financial Analyst
Bedrock Land Finance is seeking a high-performing Analyst or Associate to support investments in land banking, acquisition and development (A&D) lending, and residential land acquisition strategies. This role will be directly involved in underwriting, financial modeling, due diligence, and portfolio management across residential land and lot development and homebuilding transactions.
The ideal candidate has strong analytical capabilities, real estate financial modeling experience, and an interest in residential development, capital markets, and structured land transactions.
This role offers direct exposure to senior decision-makers and the opportunity to work alongside national and regional builders across institutional-scale residential land transactions.
Key Responsibilities Investment Underwriting & Financial Analysis- Prepare detailed financial models (Cash Flow, DCF, IRR, equity multiple, waterfall structures).
- Underwrite land banking, A&D loans, and lot acquisition transactions.
- Perform sensitivity analysis on absorption, pricing, cost inflation, and capital structures.
- Analyze market comparables, lot pricing trends, and home builder margins.
- Evaluate risk factors including entitlement, horizontal development, and take-down structures.
- Coordinate third-party reports (appraisals, environmental, engineering, market studies).
- Review development budgets, pro formas, and vertical construction assumptions.
- Assist in negotiating loan documents, purchase agreements, and landbank structures.
- Prepare investment memos for internal investment committee approval.
- Track housing market trends, absorption rates, and builder activity.
- Monitor interest rate and capital markets trends affecting residential development.
- Analyze competitive land positions and builder demand.
- Monitor active investments for performance vs. underwriting.
- Track covenant compliance and development milestones.
- Prepare quarterly reporting packages for investors and lenders.
- Support capital calls, draw requests, and loan funding processes.
- 1–4 years of experience in real estate investment, land development, home building, land acquisition, land banking or lending.
- Bachelor’s degree in Finance, Real Estate, Economics, or related field.
- Experience interacting with developers, builders, or capital partners preferred.
- Lot takedown structures and option agreements
- A&D loan structuring
- Advanced financial modeling capabilities
- Entitlement and horizontal development cost analysis
