Nex Core Group is seeking a Vice President of Finance to lead the underwriting, financial modeling, and investment analysis for our senior living development platform. This role is responsible for building and overseeing the analytical framework used to evaluate deal viability, inform capital structuring decisions, and guide investment recommendations.

The VP, Finance will partner closely with Research, Development, Capital Markets, and executive leadership to rigorously assess new opportunities, test assumptions, and ensure each deal meets Nex Core's return thresholds and risk parameters. This individual will lead a high-performing team of analysts and serve as the internal authority on financial modeling, underwriting standards, and investment analytics across the development lifecycle.

This is a highly strategic, yet execution-focused role, owning the "truth in the numbers" that drives sound investment decisions for both internal stakeholders and external capital partners.

Key Responsibilities
  • Lead underwriting and financial modeling for all senior living development opportunities, ensuring rigorous, consistent evaluation of deal viability
  • Own the development and integrity of complex financial models (pro formas, sensitivities, scenario analyses), including assumptions, outputs, and risk assessments
  • Partner with Capital Markets and Finance leadership to support capital structuring decisions by modeling and stress-testing various financing scenarios (debt, equity, JV structures, etc.)
  • Collaborate with Development, Construction, and Operations teams to translate real-world inputs (costs, timelines, lease-up, operations) into actionable financial insights
  • Evaluate investment performance against return thresholds, identifying key risks, sensitivities, and drivers of value creation
  • Prepare investment committee materials, including clear, concise financial narratives and recommendations grounded in data
  • Support transaction execution by providing analytical insights throughout the deal lifecycle, from initial screening through closing and stabilization
  • Lead budgeting, forecasting, and cash flow modeling for development projects to ensure alignment between underwriting and execution
  • Establish and maintain underwriting standards and modeling best practices across the platform to ensure consistency and scalability
  • Monitor market data, operating trends, and performance benchmarks to continuously refine assumptions and improve model accuracy
  • Lead, mentor, and develop a team of analysts, driving a high bar for analytical rigor, quality, and output
  • Partner cross-functionally to ensure alignment between financial assumptions and operational realities
Skills, Knowledge, and Expertise
  • Bachelor's degree in Finance, Economics, Real Estate, or related field (MBA preferred)
  • 10+ years of experience in real estate finance, with strong emphasis on underwriting, modeling, and development analysis
  • Senior living experience - Required
  • Advanced expertise in financial modeling and real estate investment analysis; ability to build and audit complex models from the ground up
  • Strong understanding of capital structures and capital markets
  • Experience supporting development projects across the full lifecycle (pre-development through stabilization)
  • High level of intellectual rigor and attention to detail; ability to challenge assumptions and surface risk
  • Proven ability to translate complex financial analysis into clear, actionable insights for senior leadership
  • Strong partnership orientation with experience working cross-functionally across development, operations, and capital teams
  • Demonstrated leadership experience managing and developing analytical teams
  • Proficiency in Excel, PowerPoint, and Argus
  • Ability to operate effectively in a fast-paced, entrepreneurial environment with multiple active deals
Benefits
  • Compensation: $165,000 - $200,000 / year
