- Pipeline Management – Own the active and upcoming pipeline end‑to‑end, track all loan milestones, conditions, and critical deadlines proactively, and maintain an accurate, up‑to‑date pipeline report while leading regular pipeline review conversations.
- File Expertise — The Four C's – Credit:
Analyze credit reports, identify issues early, and advise on rapid rescore opportunities. Cash:
Verify assets with attention to sourcing, seasoning, and full documentation requirements. Capacity:
Calculate qualifying income accurately across all borrower types—W‑2, self‑employed, 1099, and rental. Collateral:
Understand property types, LTV guidelines, and appraisal requirements across loan programs. - Pre‑Qualification and Pre‑Approval – Independently pre‑qualify and pre‑approve borrowers with accuracy; review incoming files and documentation thoroughly; surface potential issues early and communicate them clearly before they arise.
- Client and Partner Communication – Serve as the primary point of contact for active borrowers throughout the transaction; communicate with Realtors, title, escrow, and processors professionally and with appropriate urgency; provide proactive status updates; set appropriate expectations and execute effectively.
- NMLS license or training is not required, but is desired.
- Preferably 2–3 years of administrative support in a professional office or mortgage environment.
- High school diploma or equivalent required. College degree in finance or banking preferred.
- Understand basic loan financing options such as conventional loans, FHA, VA, adjustable/fixed, commercial loans, etc.
- MS Office proficiency required; some CRM, MLS, DU, and proprietary mortgage software preferred.
$65,000 - $75,000 yearly.
