Position: Mortgage Loan Partner 2 PreApproval Specialist

We are seeking a driven and detail-oriented Loan Partner 2 (LP2) to manage borrower pre‑qualification, pre‑approvals, and pipeline execution for a high‑performing mortgage team. The LP2 plays a critical role in ensuring loans are structured properly, communicated clearly, and closed on time while delivering a concierge‑level borrower and referral partner experience.

Responsibilities
  • Source, order, and maintain third‑party documentation needed for residential home loans, create and maintain the mortgage loan file, and assist underwriters by clearing conditions as requested.
  • Facilitate a timely loan closing by serving as the main point of contact for title companies, real estate agents, mortgage loan officers or originators, borrowers, and underwriters.
  • Accurately input loan file documentation into necessary software programs.
  • Confirm that all loan files, credit packages, and disclosure packages comply with company lending policies, state, and federal lending guidelines.
  • Obtain and verify all loan documentation—title insurance, appraisals, loan applications, credit reports, and income/asset declarations—ensuring accuracy and prompt delivery to underwriters for approval.
Pipeline Management
  • Own the active and upcoming pipeline end‑to‑end.
  • Track all loan milestones, conditions, and critical deadlines proactively.
  • Maintain an accurate, up‑to‑date pipeline report and lead regular pipeline review conversations.
File Expertise — The Four C's
  • Credit
    :
    Analyze credit reports, identify issues early, and advise on rapid rescore opportunities.
  • Cash
    :
    Verify assets with attention to sourcing, seasoning, and full documentation requirements.
  • Capacity
    :
    Calculate qualifying income accurately across all borrower types—W‑2, self‑employed, 1099, and rental.
  • Collateral
    :
    Understand property types, LTV guidelines, and appraisal requirements across loan programs.
Pre‑Qualification and Pre‑Approval
  • Independently pre‑qualify and pre‑approve borrowers with accuracy.
  • Review incoming files and documentation thoroughly.
  • Surface potential issues early and communicate them clearly before they become blockers.
Client and Partner Communication
  • Serve as the primary point of contact for active borrowers throughout the transaction.
  • Communicate with realtors, title, escrow, and processors professionally and with appropriate urgency.
  • Provide proactive status updates.
  • Set appropriate expectations and execute effectively.
Qualifications
  • Several (2‑3) years of loan processing experience with a mortgage banker, lender, bank, or credit union.
  • Bachelor’s degree preferred; high school diploma required.
  • Working knowledge of the mortgage industry, specifically federal and state regulatory requirements.
  • Knowledge of current residential mortgage loans such as FNMA, FHA, VA, USDA, and Conventional; commercial and refinance loan knowledge is an added asset.
  • Exceptional time management, attention to detail, customer service, and communication skills.
  • Active NMLS MLO license required at hire (inactive license must be reinstated).
  • Proficiency with Conventional, FHA, VA, and Jumbo guidelines.
  • Experience with Encompass or comparable LOS, Fannie/Freddie AUS, and CRM preferred.
  • Demonstrate exceptional self‑management and flexibility in response to transaction volume and timelines.

  • Preferred experience in LOA/LP2/LO or related mortgage role within the most recent 24 months; at minimum related experience within the most recent 36 months.
Compensation

$65,000 – $75,000 yearly
