Job Description Summary

This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Assists and completes work orders generated from resident requests for service and routine upkeep by diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversees and completes the "make‑ready" process for vacant apartments: pre‑move‑out inspection, punch list creation, vendor scheduling, supply acquisition, task completion, and final inspection.
  • Develops standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors, etc., ensuring they reflect Greystar standards.
  • Periodically inspects work by other service team members and contractors to assess effectiveness and develop corrective plans.
  • Maintains inventory of spare parts and materials, orders supplies within budgetary guidelines in coordination with the Community Manager.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assists Community Manager in developing the budget for regular repair, maintenance, and capital projects.
  • Supports cost‑cutting programs by fixing rather than replacing parts, using tools efficiently, and reducing waste.
  • Conducts Greystar safety meetings, maintains MSDS sheets, and stays current on OSHA and other safety requirements.
  • Demonstrates excellent customer service: treats residents respectfully, answers questions, responds sensitively to complaints, and handles work orders with efficiency and urgency.
Basic Knowledge & Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property maintenance, building maintenance, or a related trade.
  • Must possess own hand tools (unless state law prohibits) and be skilled in safe use of tools and measurement devices.
  • Logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication.
  • Strong written and verbal communication to represent company management.
  • Proficiency in internet, word processing, spreadsheet, and database programs; property management system experience preferred.
  • Mathematical skills for basic financial calculations.
Specialized Skills
  • EPA certification Type I and II or Universal if required for sealed HVAC systems.
  • All certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart, if applicable.
Travel / Physical Demands
  • Must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Must work indoors and outdoors in all weather conditions.
  • May need to lift, push, or pull weights up to 25 pounds independently and 50 pounds with assistance.
  • Local travel may be required for meetings or training.
  • Flexible schedule, including evenings, weekends, and holidays.

Hourly range: $33.00 – $35.00

Additional Compensation
  • Corporate Positions:
    Eligible for quarterly or annual bonus based on performance.

    Eligible for weekly, monthly, and/or quarterly bonus programs.
