Position Overview

The Maintenance Technician assists in carrying out maintenance processes for the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Responsibilities also include participation in the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties and Responsibilities
  • Daily on‑site attendance and response to resident/management requests and work orders for community common areas, buildings, and units.
  • Ensure all repairs and replacements for community common areas and units are completed.
  • Assist with scheduling and performance of all maintenance/repair‑related activities.
  • Clean the exterior of the community, including grounds and breezeways.
  • Conduct swimming pool maintenance, cleaning, and maintain accurate chemical logs.
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
  • Maintain a preventative maintenance program to extend community life while minimizing future repairs.
  • Follow Asset key policy and maintain a well‑organized maintenance shop in accordance with safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor with hazard communications and safe work practices.
  • Participate in unit inspections and monitor inventory of equipment and supplies.
  • Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, and make‑ready status.
  • Assist with upkeep, maintenance, and cleaning of office, common areas, and model units.
  • Report any observed violations of community rules and regulations.
  • Participate in on‑call emergency service at the community.
  • Utilize property resources, equipment, and supplies efficiently.
  • Perform additional tasks as requested by the Maintenance Supervisor and Community Manager.
  • Provide excellent customer service and monitor service request turnaround.
  • Maintain a favorable image of the community and enforce community policies.
Education and Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to use on‑site software.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement between work sites, including ascent/descent of ladders, stairs, ramps, and step stools.
  • Ability to lift and place objects up to 100+ lbs.
  • Work in various environments including overhead, confined spaces, and outdoors with temperature extremes.
  • Occasional standing or sitting for prolonged periods; ability to work overtime, weekends, night hours, and on‑call emergencies.
License/Equipment
  • Reliable transportation required for emergency on‑call service.
Compensation and Benefits

Salary Range
: $24 per hour to $25 per hour.
