The RoleThis role is responsible for assisting in all operational duties of the Community Manager, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager s absence. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

- An Authentic Attitude - resolve resident and staff concerns professionally, including utilizing the organization s support services and senior leadership as resources.
- An Approach that is Positive and Professional - practice active listening to ensure residents and staff feel seen, heard, and valued as issues are resolved.
- 2+ years’ experience as an Assistant Community Manager.
- LIHTC/Tax Credit Program Knowledge required.
- Excellent communication skills and dedication to customer service.
- Solid bookkeeping and rent collection experience.
- Thorough understanding of landlord/tenant law and Fair Housing Laws.
- Strong interpersonal skills and ability to work with diverse personalities; tactful, mature, and flexible.
- Resourceful and organized.
- Solid computer knowledge (Windows Word, Excel, Internet, e-mail).
- Working knowledge of Yardi Voyager Property Management software.
- Resident relations and customer service; provide excellent service at all times.
- Manage resident satisfaction and retention by responding to complaints, questions, and requests promptly and resolving service issues.
- Serve as a resource center for residents on matters affecting their community-living experience and rent payments.
- Organize and execute resident appreciation and retention events.
- Maintain confidential resident files and assist with leasing duties, including tours for prospective residents.
- Fiduciary responsibilities: handle all property monies, post and deposit rents, security deposits, and other income.
- Review resident files and ledger records to determine delinquencies; communicate balances and enforce lease terms.
- Assist with monthly projection reporting, inspect vacancies, make-ready apartments, and model units; monitor property for policy violations and needed repairs.
- Meet regularly with Community Manager and Regional Manager to discuss performance; perform other duties as assigned.
- Staff leadership: oversee operations and staff in the Community Manager s absence; support Leasing Consultants and ensure Fair Housing guidelines are followed.
- Compliance: maintain compliance files under the direction of the Compliance department and Community Manager; follow company policies, Fair Housing, ADA laws, and other applicable laws; manage evictions per notice requirements and court proceedings.
- Essential staff with expectation to report to work and adhere to safety and business protocols.
- Frequent sitting and walking; repetitive computer use; reading, writing, and calculations; verbal communication.
- Potential to work at elevated sites or on uneven ground; occasional squatting, bending, twisting, pushing, and pulling.
