Job Summary
The Contract Maintenance Manager oversees all aspects of the project(s) to which he/she is assigned. The CMM will interact and provide detailed communication with all DAWSON staff, the client, sub‑contractors, and suppliers. The CMM will manage a team, multiple schedules, work/task orders, balance multiple administrative responsibilities, source parts/materials, ensure safe execution of field work, and deliver quality work product as defined by DAWSON, clients, and regulatory agencies.

- Adapt to changing situations and workloads daily to meet the requirement of the contract/PWS.
- Manage preventive and corrective maintenance schedules, ensuring timely completion of all urgent and emergency requests while maintaining response time requirements per contract.
- Ensure adherence to all safety and quality practices and procedures while performing or supervising the performance of tasks in all work areas.
- Balance a large amount of administrative tasks/office paperwork.
- Coordinate and supervise assigned project staff and subcontracted workers.
- Handle completion and close out of all preventive and corrective maintenance work orders and provide all required deliverables.
- Prepare written reports and other documents necessary monthly.
- Track all expenses and parts/materials required to successfully complete all work required.
- Source parts/material required to successfully complete all required work.
- Cultivate and maintain necessary contacts with sub‑contractors, vendors, and other contractors to keep good working relationships.
- Guide, coach, develop, and provide feedback to technicians to ensure clear understanding of the project, required certifications, safety needs, and quality control.
- A minimum of 5 years of experience in facilities management and preventative maintenance.
- A minimum of 5 years of supervision of a workforce responsible for operations, maintenance, and repair of commercial building infrastructure.
- Experience managing operations and maintenance projects $1–5 million in annual value.
- Excellent organizational and communication skills, both written and verbal.
- Ability to review and edit reports and documents as required.
- Ability to delegate work and handle multiple maintenance projects simultaneously.
- Ability to control and manage budgets and schedules, and make modifications with field inputs on short notice.
- Ability to sit for long periods completing administrative work.
- Ability to drive to work sites using work vehicles (Sites in Colorado and Utah).
- Construction Management Certificate or Professional Project Management Registration preferred.
- Ability to obtain a CAC Card.
- OSHA‑30 or EM385‑1‑1 certification preferred.
