Responsibilities- Oversee overall portfolio performance by reviewing marketing, pricing, financial strategies and maintenance/rehab related expenses.
- Prepare and present market/asset reviews evaluating overall operational and financial results for the asset portfolio; address issues and potential challenges that threaten portfolio performance and present solutions for enhancing value and improving financial returns to senior leadership.
- Effectively partner cross‑functionally with corporate and national teams to ensure consistent, efficient and effective market performance.
- Monitor and oversee the portfolio’s performance against budget and investment pro forma, manage and monitor cash flow, make strategic recommendations on asset capitalization, and prepare monthly and quarterly portfolio/performance reports.
- Oversee and assist in preparing annual budgets, business plans and forecast throughout the year.
- Oversee the implementation of revenue‑enhancing and expense containment programs and initiatives for the portfolio.
- Monitor resident turnover and satisfaction indicators, identify and act on opportunities to drive operational excellence.
- Oversee the customer‑service function for associates, vendors, residents, brokers and owners.
- Direct oversight and training of resident satisfaction & retention.
- Coach, develop and promote associate development for advancement opportunities.
- Facilitate regular meetings with management to promote effective communication and directives to attain company goals/initiatives.
- Effectively communicate, enforce and comply with all Company policies and procedures and applicable local, state and federal laws, monitoring and auditing compliance, reviewing reports and correcting violations or infractions, and implementing measures and tools to prevent deficiencies.
- Monitor regional cultural environment and promote a favorable work environment.
- Bachelor’s degree in business management, finance or real estate strongly preferred.
- Minimum seven years of management experience within the real estate industry with a strong understanding of real estate acquisitions, rehabilitation/renovation, asset management and property management.
- Real Estate License strongly preferred.
- Market knowledge at a sub‑market level, familiarity with local real estate law as it applies to purchasing, contracts and leasing, and understanding of Multiple Listing Service.
- Comprehension of federal fair housing laws and any applicable local housing provisions.
- Ability to read and comprehend financial statements such as profit and loss statements, general ledgers, budgets, etc.
- Professional written and verbal communication skills, and the ability to establish and build strategic relationships and effectively interact with diverse work groups.
- Strong sense of urgency; ability to manage multiple priorities and consistently meet deadlines.
- Excellent customer service and interpersonal skills; ability to relate to others.
- Strong leadership and organizational skills.
- Ability to manage a team and delegate effectively.
- Ability to conduct presentations or speak in public to large groups.
- Ability to identify, quantify and analyze deficiencies and propose policies or procedures.
