Assistant Property Manager

Within the Colorado Coalition for the Homeless organization, this role assists the Property Manager with day-to-day management of properties, working to prevent homelessness and provide housing solutions throughout Colorado.

Responsibilities
  • Ensure accurate and timely entries to property management software program, including posting rent, entering service requests, processing applications and certifications, entering purchase orders and invoicing.
  • Complete all certifications accurately and timely; maintain physical and electronic files at a high standard according to RPMC policy.
  • Adhere to Fair Housing, landlord laws, HOME, Section 42 Tax Credit, and/or HUD Section 8 Program compliance.
  • Assist with the supervision of site personnel, including interviewing, hiring, training, and enforcement of company policies and procedures.
  • Judiciously maintain office and common area supplies.
  • Prepare accurate and timely reports.
  • Conduct and track health and safety quality control inspections to detect possible violations of housing quality standards.
  • Monitor and document security events, maintenance issues, and problematic visitor and resident behavior.
  • Attend and participate in scheduled meetings.
  • Maintain a clean and organized work area.
  • Provide a high level of customer service and maintain positive resident relations through good communication.
  • Distribute notices to residents as required.
  • Maintain a work environment that is marked by respect for others, values inclusiveness, builds workforce diversity, and fosters cooperation and teamwork.
  • Work collaboratively with supportive services and other CCH departments.
  • Assist at other properties as required.
  • Assume the duties of the Property Manager if there is a vacancy, absence, or vacation.
  • Complete all assigned training on time.
  • Complete tasks assigned by Property Manager and perform other duties as assigned.
Qualifications
  • Valid driver’s license required (may be waived based on overall candidate experience and current business needs).
  • Two years’ experience in affordable housing preferred.
  • Bachelor’s degree in a real estate related field strongly preferred.
  • Knowledge of Section 42 Tax Credit, Section 8 Programs, and Equal Housing Opportunity laws preferred.
