** JOB DESCRIPTION SUMMARY
** The Floating Community Manager provides leadership and operational support across multiple multifamily or Active Adult communities, stepping in as needed to ensure business continuity, operational excellence, and an exceptional resident experience. This role oversees on-site team members, daily operations, community resources, and property performance to achieve established financial, occupancy, and operational goals.  Working closely with regional and community leadership, the Floating Community Manager is responsible for quickly assessing community needs, implementing effective solutions, and maintaining high standards of customer service, team engagement, and operational efficiency.

The position requires flexibility and a willingness to travel frequently to support community transitions, staffing needs, new acquisitions, special projects, and other business priorities.  The Floating Community Manager ensures compliance with Greystar policies and procedures and all applicable federal, state, and local laws and regulations, including Fair Housing, the Americans with Disabilities Act (ADA), and the Fair Credit Reporting Act (FCRA).

Through proactive leadership, strategic problem-solving, and a commitment to resident satisfaction, this role plays a key part in supporting the success and stability of communities across the portfolio.  Travel Requirement Statement  This position requires regular travel and the ability to work at various assigned communities within the designated portfolio based on business needs. Travel frequency may vary and could include overnight stays.
** JOB DESCRIPTION
*** Responds promptly to resident concerns, complaints, questions, and requests, and takes appropriate action to resolve and address issues. Handles escalated resident disputes with empathy and problem-solving.
* Completes various required accounting, financial, administrative, operational, and other reports, and performs other duties as assigned or as necessary, ensuring accuracy and timeliness.
* Serves as the liaison with ownership, investors, and regional/asset management teams. Leads ownership/partner site visits, providing performance updates, market insights, and suggestions to improve overall performance and financial success of the property. Provides recommendations for long-term asset preservation, revenue growth, and expense control strategies.
* Oversees hiring, onboarding, and training, and manages performance and professional development of team members in accordance with Company policies, values, and business practices. Ensures team members are current on all required trainings and certifications, and any/all performance issues are appropriately and promptly addressed.
* Oversees the lease enforcement process by making periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease. Enforces community rules and lease policies to maintain a safe and orderly environment. Coordinates with legal counsel for evictions, lease disputes, and compliance matters.
