The Maintenance Technician performs technical and mechanical work that ensures the properties meet the Company's standards for safety and overall functionality. This position is responsible for all day-to-day operation of all building equipment, including mechanical equipment, maintaining records, and responding to resident requests. This position will also perform repairs and assist in the overall maintenance of the interior and exterior of the property.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Repairs, maintains, and installs machines, tools, and equipment to ensure continuous operation.
- Respond to resident/management requests and Service Requests.
- Collaborates with maintenance staff to perform ongoing preventative maintenance.
- Assists with the implementation of safety procedures, equipment, and protective clothing requirements as required by OSHA, etc.
- Assist with implementation of the Global Harmonization System(GHS),including maintaining Safety Data Sheets (SDS), labeling, storing, and handling of materials, etc.
- Maintains orderly, well-organized, clean equipment rooms and shop areas.
- Maintains department inventory, including proper storage and knowledge of appropriate use.
- Always maintains awareness of equipment conditions, performing repairs as needed.
- Maintains awareness of potential building energy conservation strategies and communicates these to supervisor.
- Maintains awareness of and corrects debris and other unsightly conditions on property.
- Performs maintenance, repairs, and alterations in residential units.
- Assists supervisor in coordination of building operations.
- Performs duties in accordance with building standards and management requirements.
- Continuously gains new skills in building systems operations, including Control Systems, HVAC Systems, Fire & Life Safety Systems, Security Systems, Preventive/Predictive Maintenance, Electrical Systems, Plumbing Systems, Key Control, Roofing Systems, Elevators, Structural Systems, Architectural, and Exterior Façade, etc.
- Utilize your skills and experience to help troubleshoot and resolve a variety of issues with plumbing, electrical, HVAC, boiler systems, flooring, windows and more.
- Attendance is an essential job function.
- Adhere to on call policies and procedures as required.
- Snow removal (shoveling) is required after accumulation of one inch or more, including holidays.
- May be requested to assist in other areas of property including painting, grounds keeping, trash pick-up, pool maintenance, housekeeping, office support, etc. depending on property needs.
- Support Tier 1 techs - Training and Guidance on company standards and practices
- Able to perform task and duties within a timely manner with light supervision
- Assists with safety inspections.
- Assigned advanced level tasks and work requests as dictated by Asst. Supervisor/Multi-site Supervisor

- Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.
- Ability to appropriately prioritize and manage multiple requests at once.
- Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.
- Ability to climb ladders.
- General knowledge of hand and power tools. Must own basic hand and power tools.
- General knowledge of electric, plumbing, HVAC, flooring, mechanical and carpentry.
- Strong customer service required. Position requires moderate level of verbal and written communication.
- Able to multitask, prioritize and maintain a professional demeanor in stressful situations.
- Ability to meet attendance requirements.
- Ability to effectively prioritize workload and schedule.
BASIC
- High School Diploma or equivalent; or 4 years of relevant work experience
- 4+ years' experience in similar tech roles OR held Tech 1 position for 1+ years
- Understanding of Fair Housing laws
- Must be able to provide proof of eligibility to work in the U.S

WAGES
