Lead Maintenance Technician
Full‑time position located in Lakewood, Colorado (Zip 80401). Pay range: $61,500.00 – $83,500.00 per year.
OverviewLead the maintenance team at Avalon Bay communities by ensuring a safe, comfortable, and well‑maintained environment for residents while providing timely repairs and excellent customer service.
Responsibilities- Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, wallpaper, water features (pools, spas), and waste management systems.
- Create, organize, and complete work orders and general maintenance tasks according to company standards.
- Prepare vacant apartment homes and garages for new residents, including turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other finish work.
- Train, mentor, and oversee work of Maintenance Technicians I and II.
- Conduct apartment preventive maintenance (PM) and daily inspections of community grounds and buildings.
- Maintain an incident‑free safety culture by following all Avalon Bay safety policies and procedures.
- Perform hot works (brazing, soldering, welding) when required, within Avalon Bay standards.
- Minimum 3 years of experience in maintenance, including HVAC, plumbing, electrical, and general repair work.
- Valid driver’s license.
- HVAC certification (CFC or willingness to obtain).
- Availability for an on‑call rotation each month.
- Strong customer‑service communication skills.
- Capability to read and understand company policies, procedures, and safety documents such as Key Control, Apartment Home Turnover, and Emergency policies.
- Knowledge of cleaning, chemical supplies, and Hazard Communication Safety Data Sheets (SDS).
- Familiarity with Personal Protective Equipment (PPE) and proper usage.
- Basic understanding of emergency system shut‑offs, locations, and operations.
- Knowledge of paint types and paint tools.
