Position:Full-time Maintenance Technician
The Maintenance Technician is responsible for performing repairs, troubleshooting, and preventative maintenance of all apartment equipment including appliances, elementary electrical systems, and plumbing. The Technician maintains and improves the operating condition, quality, and integrity of all building systems and appearances. Must have own tools.
Essential Duties and Responsibilities- Perform repairs, troubleshoot systems, and complete preventative maintenance using standardized diagnostic approaches.
- Have the knowledge and tools to perform on-site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing, and other special equipment.
- Be available for emergency maintenance calls 24 hours a day when scheduled.
- Assist in training Groundskeepers and entry-level Maintenance Technicians.
- Conduct and oversee repairs on all property systems.
- Perform maintenance-related inspections, including building and alarm system inspections, and assist in preparing the property for regulatory inspections.
- Perform preventive maintenance such as winterizing facilities, inspecting HVAC systems, winterizing swimming pool equipment, cleaning the pool, maintaining chemical balance, and ensuring lights/HVAC are turned off in vacant units daily.
- Inspect vacant units and complete turnovers, including painting as needed.
- Inspect subcontracted service providers and document work and product quality.
- Walk grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.
- Remove snow and ice from sidewalks, walkways, steps, and driveways.
- Attend and complete all required training.
- Complete repairs as directed.
- Perform administrative duties including recording maintenance requests, using proper forms, and maintaining parts inventory.
- Move heavy equipment safely using proper equipment.
- Ensure the property is maintained in accordance with applicable Affordable Housing programs, including HUD, USDA, RD, LIHTC, HOME, and other state and local programs.
- Perform other duties as assigned.
- Two (2) years of maintenance experience or equivalent combination of education and work experience.
- HVAC and/or EPA certification preferred.
- Previous multifamily experience preferred.
- Certified Pool Operator (CPO) certification preferred.
$23.00 - $26.00 per hour
