Division of Facilities Management - Northern District

The Division of Facilities Management is a customer‑driven support organization responsible for providing facilities management services to all CDHS agencies and offices. These services include the maintenance of building and grounds, custodial, capital construction, utilities management, vehicle fleet management, building space leasing allocation, and facilities planning services.

You are required to work at your assigned work location during your scheduled work times.

Duties
  • Maintain, troubleshoot, repair and install all HVAC equipment in compliance with manufacturer’s recommendations, local codes, Health department, Joint Commission, and ACA standards in a large multi‑building campus environment.
  • Perform preventative maintenance and repair tasks on large HVAC/R systems ranging from hospital environments to small residential applications.
  • Monitor and test heating and cooling closed loops and cooling towers for water treatment levels and coordinate with vendors to correct out of tolerance conditions.
  • Maintain, repair, troubleshoot and install large‑scale refrigeration equipment in compliance with manufacturer’s recommendations, local codes, Health department, Joint Commission, ACA, and ASHRAE standards.
  • Monitor, install, maintain, troubleshoot and repair building automation controls and systems to ensure proper operation of air conditioning and refrigeration equipment and meet environmental requirements. Ability to read wiring diagrams, use a multimeter and troubleshoot electrical and low‑voltage circuits.
  • Analyze logs, printouts and other materials and information to solve operational problems.
  • Workings knowledge of maintenance and repair of pumps and control valves (electrical and pneumatic).
  • Repair cooling towers, absorption chillers, water‑cooled chillers and direct expansion units over 150 tons, including replacement of piping, components and electronic systems.
  • Maintain the fire and smoke control systems in the air handling, duct and exhaust systems, communicating with customers on repairs that may affect their office or department.
  • Mechanical fabrication: knowledge of HVAC fabrication processes and use of HVAC machines and tools.
  • Comply with the safety program and tool and key control.
  • Snow removal.
  • Other duties as assigned.
Qualifications
  • Applicants must have three years of experience troubleshooting and repairing HVAC systems (boiler, chillers, air handlers, control systems, etc.).
  • Or a combination of related education, formalized apprenticeship program, and/or relevant experience totaling three years.
Special Qualification
  • Must possess a current and valid Universal CFC (chlorofluorocarbon) Certificate.
Conditions of Employment

  • Require State of Colorado residency at the time of application and throughout employment.
  • Must be willing to submit and pass a full background check.
  • Must successfully pass Motor Vehicle Checks and maintain a valid non‑restricted Colorado driver’s license.
  • Must possess and maintain a valid Universal CFC certification during employment.
  • Travel will be required, driving state vehicles and attending trainings and meetings.
  • Must be willing to receive annual influenza vaccination or provide a valid medical or religious exemption.
  • Must successfully pass a Tuberculosis test.
  • Must be available to respond to after‑hours call back and be on‑call for essential/emergency services.
  • Will be required to work various hours for coverage, weather related issues and essential/emergency services outside normal business hours.
  • Exposure may involve moving mechanical parts, hazardous chemicals, electrical shock, or working in high exposed places.
  • Former State employees who were disciplinarily terminated or resigned in lieu of termination must disclose this information and provide an explanation why it should not disqualify them.
