Service Technician

About this role:

The Service Technician performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Complete assigned work orders from resident requests and preventative maintenance, diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Execute the make‑ready process for vacant apartments: pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, completion of maintenance tasks, and final inspection.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, track inventory, return unused items, and notify the supervisor about re‑ordering needs.
  • Document and complete all paperwork accurately and promptly so service requests can be tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control by repairing rather than replacing parts when possible, avoiding waste, and using tools correctly.
  • Comply with safety and risk‑management policies: attend routine safety meetings, complete required OSHA training, and report accidents promptly.
  • Inspect work performed by contractors, vendors, and service providers to verify quality, scope, and specifications.
  • Assist in routine and periodic property inspections to identify safety and risk‑management concerns and communicate needs to management.
Physical Demands

Stand, walk or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift up to 25 lbs independently or up to 50 lbs with assistance. May be required to travel, take calls during evenings, weekends and holidays, and work a flexible schedule.

Required Licenses or Certifications
  • EPA Type 1 and II or Universal certification for refrigerant recycling (Certified Service Technicians).
  • All certifications required by state and local jurisdictions (all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.
Compensation

Hourly rate $20 – $23. Eligible to earn quarterly or annual bonuses for corporate positions, and weekly, monthly, or quarterly bonuses for onsite property positions.
