Job Description
This role performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Completes assigned work orders for resident requests and preventive maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Completes the "make‑ready" process to prepare vacant apartments for leasing, including pre‑move‑out inspections, punch lists, vendor scheduling, supply procurement, and final inspections.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items, tracks inventory, returns unused items, and notifies supervisors of re‑ordering needs.
- Completes documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be documented and tracked.
- Assists in maintaining grounds, common areas, and amenities by picking up trash, cleaning, pressure washing, and painting as needed.
- Supports cost‑cutting and expense control programs by fixing rather than replacing parts, being efficient with materials, and using tools correctly.
- Complies with safety and risk‑management policies, attends safety meetings, completes required training, and reports accidents promptly.
- May periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards, scope, and specifications.
- Assists in routine and periodic property inspections to identify safety concerns and communicate physical needs to management.
Requires standing, walking, sitting, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas. Must work indoors and outdoors in all weather conditions and handle weights up to 25 pounds independently and 50 pounds with assistance. May require travel, training, business meetings, or other activities. Flexible schedule, including call periods during evenings, weekends, and holidays.
Required Licenses or Certifications- EPA certifications Type 1 &II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by state and local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
Hourly rate: $22 – $24. Pay is determined by business requirements, experience, skills, and location. Base salary may be eligible for quarterly or annual bonus programs for corporate positions; onsite positions may receive weekly, monthly, or quarterly bonuses.
